How we use data

A fact is something a source published — a sale price, an overlay name, a census count — with the source and date where we have them. A calculation is arithmetic we did from those facts, such as a yield or a share of a parcel. An interpretation is our reading of what that evidence means. It is not a fact. Research purposes only. Not personal financial advice, a valuation, or a planning certificate. Always speak to a licensed financial adviser before you act.

If a flood layer, a DA register, or a rent series has not been loaded for a lot, Districts does not treat that as all-clear. The page should say the layer is unknown. Do not read silence as a pass.

Official GIS is a screen, not a certificate. Flood shares are the intersection of loaded overlay polygons with the official parcel, merged so split GIS tiles are not listed as separate 1% facts. They are not an insurer quote or a hydraulic model.

Asking prices come from listings. Sold prices come from recorded sale events. Suburb medians are labelled as suburb figures, never as this property’s rent or this property’s value. Ranges are shown as ranges.
