Who it's for
The brief does not change by job title. What changes is which gap you refuse to skip.
Buyers
Use a property page to see recorded history, the ask, and whether overlays or terrain contradict the listing story. Use a suburb page for medians, sales, and who lives there — then go back to the lot.
Investors
Yield on this page is labelled as listing rent or suburb median, never as “this house leased for”. Flood, heritage, and DA history are there so land size is not mistaken for a site. Calculators sit beside the brief; they do not replace it.
Advisers
Buyer’s agents, brokers, and developers can use the same screens before a client meeting. Districts is not a CRM, a CMA pack, or a planning consultancy. Research purposes only. Not personal financial advice, a valuation, or a planning certificate. Always speak to a licensed financial adviser before you act. If you need a certificate, get one from council. If you need a valuation, instruct a valuer.
Start with search or suburb profiles.
