Developers and opportunists take note, the City of Mitcham has released for consultation a new development plan for this precinct which may in the future make the property suitable for subdivision into 250sqm allotments (subject to both the plan changes being implemented, and then all normal consents being achieved). Currently the property may be suitable for subdivision into 2 allotments on a non complying development approval basis. The vendors have recently submitted to Mitcham Council planning and development department, a survey plan for a subdivision proposal. The council response has been that the proposal “has merit”. The vendors have not proceeded to making a full application. The reason for the non complying status is that the frontage is less than the width because of a corner cut off of land reducing the frontage to 17.60 metres instead of the required 18metres.
