Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.
The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 4,110 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $727/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
2 of 10 questions answered so far
Development optionality of this lot
UnknownWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 4,110 m² — that is not official geometry.
Nearby development pipeline
UnknownNearby development applications are not loaded for this property.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
KnownmediumOfficial parcel about 4,127 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.
Lot-level flood
UnknownFlood overlay has not been queried for this lot. Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownNo DA adapter returned applications for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material
Listed by O'Neil Real EstateSet on a little over one acre of land, this extraordinary four-bedroom, three-bathroom home sits in one of the most awe-inspiring positions in the district, offering a stunning outlook across the valley.
Here we find a magnificent home that is truly spectacular to look at. Built across two levels, it is simply extraordinary in every way. Entirely renovated from top to bottom, and with one of the most beautiful gardens in the district, this really is something quite special.
The floor plan offers plenty of detail, and the photos and video give you a glimpse as to what's on offer, but there's so much more that you have to experience to truly understand.
LIVING HERE
The kitchen is delightful, and with high-end appliances and elegant appeal, it has you primed and ready to serve up the best meals… or you can simply stand at your beautiful farmhouse sink and enjoy one of the best views the property has to offer.
The living areas are first class, and depending on your lifestyle, there are plenty of options with each of these spaces. There's a formal dining room, as well as the casual everyday meals area adjacent to the kitchen. This space incorporates dining and relaxed living beautifully, creating a wonderfully functional everyday environment. It also opens out to the stunning alfresco area… but we'll revisit that in a moment.
The large separate lounge room still offers a magnificent outlook. If you really wanted to, you could convert this room into a home theatre with the addition of some block-out curtains. Like all the spaces in this home, it offers a warm and inviting appeal.
There's a study downstairs as well, and it has everything your desk at work probably doesn't have - stunning views, magnificent Jarrah floors, and a sense of calm and tranquillity that seems almost too good to be true for a space where you're supposed to be working.
The Jarrah floors are found throughout most of the home. They are recently installed and simply magnificent. Carefully selected and perfectly laid, they are a beautiful and long-lasting feature that sets this home above and beyond the majority of properties currently for sale.
Heading up the beautiful staircase to the upper level, we find four bedrooms, two bathrooms, and a lovely additional living area. This space opens out onto the balcony where you'll find some of the most spectacular views looking across the valley to the extraordinary state forest beyond.
You could live in Perth all your life and never know that this exists… and once you do, you'll probably feel like you need to own it.
The four bedrooms are all of a very good size. The main bedroom enjoys premium views, of course, and the ensuite bathroom is truly beautiful.
To call this home immaculate feels like a bit of an understatement, but I don't know a word that describes it better than that… so let's just settle on hyper-immaculate. Whilst the renovation was completed a couple of years ago, it genuinely feels like it's never been lived in. And while it's not a brand-new home, I think it might actually be better than one.
The floor plan shows all the detail. However, you'll get a much better feel for it when you come and see it in person.
Let's head outside and take in everything that's on offer.
OUTSIDE
The entire yard offers various different zones to entertain or simply retreat. Up the top of the garden, there are spectacular views, and you really could be anywhere in the world doing anything… and still feel your heart pulling you back to that top corner of the block under the shady tree where everything just seems better.
The pool area is exceptional and certain to become the summer hotspot for everyone to gather together. In the scorching heat of summer, this area is beautifully protected by large shady trees that allow a very pleasant dappled light across the surrounding entertaining area. You just get the sense that there will be countless hours and endless days spent in this wonderful part of the property.
The home is positioned at the top of a private driveway, with electronic gates at the front welcoming you into this exquisite hideaway. Even making your way up the driveway is a memorable part of the experience of life at 101 Soldiers Road, Roleystone.
WHERE IT IS
You're surrounded by some of the most magnificent natural features in the district, with thousands and thousands of acres nearby. It's on the road to Churchman Brook Dam, and a little further down the street is the magnificent Roley Pool.
Whilst you're tucked away in this incredible hideaway valley, you're also just a couple of minutes from award-winning restaurants, great cafés, and some of the best bread in the southern hemisphere being baked at Blue Sky Bread. If you haven't had that bread, even if you don't buy this home, go and buy that bread. I reckon if the breeze is right, you might even be able to smell it from the balcony.
Those are the beautiful things. Then there are the practical things, like getting around. The bus stops on Brookton Highway are just a couple of minutes down the road from your gate, and there is good access to everything in Roleystone Village, as well as quick access to great schools, walk trails, and more.
You can check out a map as well as anybody, and I'm sure you'll agree it's the perfect balance of blissful hideaway and practical convenience.
