Given the $1,050,000 ask, is this worth your time?

Why this ask?

  • FactListed for sale, asking $1,050,000(Listing record · 11 Aug 2026)
  • FactLand 549 m²; no building size recorded.(Property record)
  • CalculationAsk is 13% below the Canning Vale median recorded sale ($1,210,000, n=171, last 12 months).(Districts calculation from recorded sales)
  • CalculationIf it leased at Canning Vale's advertised median rent ($807/wk), implied gross yield would be 4.00% — this is not a rent for this listing.(Districts scenario calculation)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

i

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not retrieved

Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Heritage

Not retrieved

Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Records

Property history

  1. Listed$1,050,000available11 Aug 2026

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 549 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $807/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Gross yield if leased at the suburb aggregate is 4.0%. The yield that matters is the one on achieved rent, which has not been inferred for this address. Net yield (land tax, rates, insurance, vacancy) is not loaded. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 549 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

SUPERBLY PRESENTED AND INCREDIBLY INVITING

This is the kind of place where every room is as good, if not better, than the one that comes before it. Everything is done, everything is looking just so good inside and out, and it's all been exceptionally well thought out. There's a tremendously inviting atmosphere to this place and it's such a welcoming place to be.

Set in a lovely cul-de-sac street, this beautifully presented four-bedroom, two-bathroom home offers big, open spaces that somehow still feel warm and cosy. It's stylish without being overdone, practical without being plain and, wherever you stand, sit or work… it just feels like a nice place to be.

LIVING HERE

Read the full description

The kitchen sits right at the centre of life in this home. It's a very "all-together" kind of place, designed around people congregating and enjoying time with one another.

There's a breakfast bar, electric oven, gas cooktop, dishwasher, pantry, overhead storage and loads of bench space. Gold tapware and matching cupboard handles bring some life and style to the room, while the little things that make a big difference have been taken care of. Power points have been positioned wherever you're likely to need them. So There's also plenty of space for a thumping big fridge, whether you go with a two-door model or a full pigeon pair.

The kitchen overlooks the meals area, study nook and spacious main living room, where even the thumping big couches leave loads of room to work with.

Beautiful natural light fills the space, and tinted windows provide additional privacy.

The fireplace is perfectly positioned to radiate warmth throughout this whole section of the home. There's also a reverse-cycle split-system air conditioner and evaporative cooling for year-round comfort.

The separate theatre room is awesome. With its projector, screen, roller shutter and dark colour scheme, it delivers the full theatre experience. The room also works brilliantly as a comfortable second lounge or music room, with carpet and soft furnishings creating excellent acoustics.

THE BEDROOMS

The main bedroom is your quiet place to escape from the busyness of everything else. It is exceptionally spacious, currently accommodating a king-size bed and huge bedside tables with room still available on either side. There's enough space here to create your own private retreat.

A roller shutter lets you control the natural light, while two walk-in wardrobes provide plenty of storage. The ensuite is very nicely done, with a rainfall shower, double vanity and separate toilet.

The three secondary bedrooms are all generously sized and include built-in wardrobes. There's loads of furniture space, loads of storage and plenty of room for everyone to do life comfortably. The main bathroom includes a bath, vanity and separate shower.

Even the laundry is something worth getting excited about. It is exceptionally well thought out, with a long benchtop, drawer space, under-bench room for the washer and dryer, overhead cupboards, additional full-height storage and a very attractive tiled splashback. There's even an internal drying rail for those things you don't want hanging in the searing summer sun-or waiting days to dry outside in winter.

OUTSIDE

The enclosed alfresco has been set up almost like another indoor living room. It is weather-resistant, allowing you to use comfortable, indoor-style furniture throughout the year. It has that perfect indoor-outdoor kind of flow and it's the space for all seasons. It's warm and inviting, with space for large couches and as dining setting.

The evaporative cooling flows beautifully from inside into the alfresco when the connecting door is open. Beyond the alfresco, you'll find established native gardens with irrigation, easy-care poured limestone, tiled entertaining areas and a separate firepit space. It's all very attractive without requiring a lot of thinking or activity from you. A bit of pruning here and there is about the extent of it.

The powered shed is neatly tucked away in one of the most inconspicuous positions possible, providing excellent storage without becoming the main feature of your backyard.

There's also valuable access alongside the house, with approximately two-and-a-bit metres available for storing a trailer or potentially a pop-top caravan.

The double garage offers extra height for larger or lifted vehicles, shopper's access directly into the kitchen and plenty of practical space.

Additional features include a recently installed gas-storage hot-water system, Colorbond fencing, security screening and fibre-to-the-premises NBN.

WHERE IT IS

This established Canning Vale location places you within easy reach of local schools, shopping, parks, public transport and the everyday facilities that make the suburb such a popular place to live.

WHAT NEXT?
