So, let's get one thing cleared up from the outset. This is being sold on an "as-is" basis, so what you see is what you get… but what you get, is pretty darn good!

WHAT IT IS

This is a four bedroom, two bathroom home. It's in decent condition overall. We've got a structural report showing its structurally all tickety-boo, and a pest inspection confirming it's untouched by the timber pests.

The bathroom is a little bit too 70s for 2025, the kitchen is a bit too groovy for breakfast time, but the living area is great, the main bedroom is huge and the ensuite is excellent. Overall, everything is awesome. It's well worth putting the effort in with this one. A perfectly livable and very inviting design.

Outside there's plenty of room to work with. We've got 683sqm of land and there's a whole lot of space in the backyard. There's a garage of approximately 30sqm and there's a patio area too.

There's solar panels on the roof. You've got the power!

You can see the price. You can see the photos and check out the floor plan. It's worth getting all over this one as quickly as possible!

WHERE IT IS

Check out the map, it's a brilliant position and everything is really close to home. You can walk to the Grovelands Primary School and it's quick access to Aldi, the bus stop and more. There are plenty of parks around too. It's an easy place to live.

FAQ

Q - Is it structurally sound?

A-We've had a structural report and a termite inspection done on it, and there are no major structural defects or termites! There are plenty of cosmetic defects. We can send you copies of those reports for you to read through.

We also have an electrical safety certificate.

Q - How much will it cost to make it better than it is?

A - It's plenty livable right now FYI. Improvements. Well. it depends what you do. I'd guess (and bear in mind this is a guess) that you could make it very good for $40,000 - $50,000 if you're investing a lot of your own labour. You've got one bathroom to tart up. A kitchen as well. What is it really? Cabinetry from the place where lowest prices are just the beginning. A tiler. A plumber. The sparky. You can paint… Get outside, and do your own landscaping. I reckon if you plan it right this is an easy one to turn around.

Q - How much are the rates?

A - Approx $2100 for City of Armadale and Approx $1100 for Water Corp.

Q - It looks like it needs a bit of work. Will they accept a lower offer?

A- Are you for real? I just told you it needs work. It's priced like it is because it is what it is. If it wasn't what it is, it wouldn't be priced like it is, it would be priced like what it isn't. When you fix it, it will be what it can be and then it will be worth more than it is because it won't be what it was. Obviously.
