Given the $999,000 ask, is this worth your time?

Why this ask?

  • FactListed for sale, asking $999,000(Listing record · 14 Aug 2026)
  • FactLand 149 m²; no building size recorded.(Property record)
  • CalculationAsk is 30% below the Robina median recorded sale ($1,425,000, n=103, last 12 months).(Districts calculation from recorded sales)
  • CalculationIf it leased at Robina's advertised median rent ($938/wk), implied gross yield would be 4.88% — this is not a rent for this listing.(Districts scenario calculation)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $938/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Gross yield if leased at the suburb aggregate is 4.9%. The yield that matters is the one on achieved rent, which has not been inferred for this address. Net yield (land tax, rates, insurance, vacancy) is not loaded. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Low-Maintenance Living with Resort-Style Amenities - Ideal for First Home Buyers, Retirees or Investors

Dear Future Owner,

When we first discovered 118 North Hill Drive, we were looking for something that would give our family the best of both worlds - easy access to everything we needed, while still providing a peaceful and safe environment where the kids could simply be kids. We wanted a home that was low maintenance, comfortable and practical, with plenty of opportunities for the children to play, ride their bikes and enjoy being outdoors.

That's exactly what we found here.

Read the full description

One of the things we loved immediately was the location. We're close enough to easily access the M1 when we need to get around, yet far enough away from the hustle and bustle that the kids have been able to ride their bikes around the area with minimal traffic. Living within the North Hill community has also meant having access to shared pool and grassed areas, which have become such a wonderful part of everyday family life.

The loungeroom has been our favourite space in the home because of the way it flows effortlessly into the kitchen and dining area. It creates such a lovely sense of connection - whether someone is relaxing on the couch, preparing dinner in the kitchen or sitting around the dining table, everyone can still be together. It has been the perfect layout for family life.

Over the time we've lived here, we've made a number of improvements to make the home even more comfortable and practical. We've installed air conditioning throughout all rooms, added plantation shutters upstairs, updated the upstairs bathrooms with modern vanities, installed new hybrid flooring upstairs and carpeted the staircase.

Downstairs, we added Crimsafe doors and windows, which have given us an extra level of security and peace of mind. Outside, we re-turfed the backyard with AstroTurf and cut back a large, overgrown tree, transforming the outdoor area into a much tidier, more usable and incredibly low-maintenance space.

There is also something particularly special about the home in the afternoons. During the cooler months especially, the afternoon sun fills the home with beautiful warmth and natural light. It's one of our favourite times of day - relaxing inside while the kids play outside and enjoy the backyard.

Perhaps one of the biggest surprises for us has been just how peaceful it feels here. There are lots of families around, which has been fantastic for the kids, but somehow the area still maintains a wonderfully calm atmosphere. There are always children around for them to play with, yet it never feels disruptive or overly busy. I also work from home and have never found the surrounding activity or noise to be an issue.

And then there are the neighbours.

We've built some genuinely beautiful friendships here, and the shared pool has become a wonderful gathering place for families. Some of our favourite memories have been completely spontaneous - afternoons around the pool, the kids playing together, neighbours dropping by and everyone simply enjoying the community. It has given us a real sense of belonging and made this feel like so much more than just a house.

Personally, though, we would take our neighbours, the friendships we've made and the beautiful memories created here as a blended family. This was the first home we bought together, which makes leaving particularly emotional. It will always hold a very special place in our hearts.

We hope the next family enjoys this home for everything it has given us - the easy lifestyle, the friendships, the afternoons in the sunshine, the spontaneous afternoons around the pool and, most importantly, the feeling of being part of a wonderful community.

We've loved calling 118 North Hill Drive home, and we hope you will too.

Warm regards

The owners
