Given the $1,400,000 ask, is this worth your time?

Why this ask?

  • FactListed for sale, asking $1,400,000(Listing record · 30 Mar 2026)
  • CalculationLand 112,000 m² against a 285 m² dwelling — the land is most of what is being bought.(Districts calculation)

What could make it worth more?

  • InterpretationA large lot with a small dwelling means the value case rests on the land and what the zone allows on it, not the house.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Estimates only, at standard investor rates — no first-home or owner-occupier concessions applied. Not included: lenders mortgage insurance (usually applies when borrowing more than 80% of the price), loan application and settlement fees from your lender, the foreign-purchaser duty surcharge, and building insurance — in Queensland the property is at your risk from the first business day after signing, not from settlement. Verify with your conveyancer.

Stamp duty and transfer fees: Tasmania schedules from 2026-07-01. Ongoing council rates and land tax are not included.

Rental yield

No rent is recorded for this listing. Enter a weekly rent to model yield.

Enter a purchase price and weekly rent to calculate yield.

Gross yield is weekly rent × 52 ÷ price. Net yield subtracts operating expenses. Cashflow then subtracts interest-only interest on price × LVR. Tax, vacancies, and principal repayments are not included.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

Capital growth

TAS

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

No advertised rent and no suburb rent aggregate are loaded. Official bond files are not loaded. Listing rent and suburb aggregates are evidence, not this address’s rent.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

0 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Unknown

No advertised rent and no suburb rent aggregate are loaded. Official bond files are not loaded. Listing rent and suburb aggregates are evidence, not this address’s rent.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Mountains & River

Located within a spectacular mountain vista, this is a very picturesque 27 acres (11.2ha). Consisting of rolling pastures with a section of lush forest at the bottom, and with 2 brooks running down both sides of the property and Mountain River itself forming the bottom boundary, this really is a special property. Set back up a private driveway, the home enjoys complete privacy and benefits from a dominant position on the high point of the property.

Originally built in 2002 with upgrades and extensions completed in recent years, the home is now fully double glazed, well insulated and benefits from further energy efficiency from a large array of solar panels and a solar-tube hot water system. The brick and clad construction is low-maintenance, and combined with the interesting design, makes this home striking and timeless.

Inside, the open plan living consists of a spacious lounge and a dining area big enough to host a large family and friends gathering. This flows seamlessly through to the kitchen, forming the heart of the home. The kitchen has granite bench tops, and Tassie Oak cabinetry. This is a very practical space with plenty of storage and well integrated quality appliances.

Read the full description

Back through the lounge leads to a second living room, where the windows are full floor to ceiling in length, bringing the outside into the room. This would make a lovely reading room or your home office. It could even potentially be another bedroom. The views are beautifully framed in all directions by windows that capture the natural surrounds. Stepping out to the covered entertaining deck, the smells and sounds of the surrounding nature becomes another element for the senses. Cleverly thought through, there are electric blinds that can be deployed to provide further shelter if required.

Down the hallway, are the spare bedrooms and central family bathroom. One room is ideal as the study. But it is down the very end that will impress you. The master suite is just amazing, very spacious and captures the views beautifully. The ensuite bathroom is also super spacious and provides a touch of luxury. There is a separate bath and a level walk-in double shower as well as floor to ceiling tiles. The bathrooms also benefit from heated towel rails and heated floors.

Back outside, the infrastructure is fantastic. There is a carport with clever storage near the home and a triple bay garage will be perfect to house the other vehicles or caravan or boat. Another shed is the workshop and under the house a great storage space doubles as the wine cellar too. In the paddock, there is a large hay storage or animal shelter, completing the package.

The paddocks are well maintained and all well fenced with good quality gates and drinking troughs in each enclosure. Multiple enclosures enables you to rotate your stock and separate them from the hay paddocks come springtime. A track runs down to the permanently flowing Mountain River. This is an amazing feature right there at the bottom of your own property. A section of forest lines the bank, providing a lush wet forest to walk through, removing you from the world as you meander along the rocky shores of the river.

The real feature is the location, at the foot of the mountain locally known as Sleeping Beauty, due to the face profile of the iconic character. The mood is forever changing throughout the valley, from bright blue skies offsetting the green surrounds one moment, to the rolling mist clinging to the hills and the river in the valley the next. The sound of the river is soothing, as is the chirping of the abundant birdlife.

All this is within 30 minutes to the Hobart CBD should you need to commute to the city. Otherwise, the main hub of the Huon Valley is 10-15 minutes away, where you will find all your larger country town shops and services.
