Beautiful architect designed family home in a sought after,quiet, established leafy street, with extensive lake views. The house is over three levels with the main entrance and garage entrance on middle level. On this level is a vaulted foyer with beautiful timber and wrought iron staircase leading up to bedrooms and two bathrooms. The lake views are the first thing to be noticed walking through the front door, where a large lounge area, a large kitchen and dining area and a lovely outdoor balcony come into their own for entertaining. The way we use the spaces are an extra large dining suite in the space near the kitchen, however, this could be used as a family area and a formal dining in the large area of the lounge. On this level there is also a large study, an oversized laundry , toilet, handbasin niche and a shower. This room opens to garage, and also has external door .

Upstairs are two double size bedrooms a unique bathroom that has toilet and twin handbasin area on one side of the hallway, then very large shower recess and bath on the other. Great during busy times. The master suite is at the rear of the house, and again, the first thing noticed is the extensive lake views. There is a very large built in wardrobe, then behind the bed area is another wardrobe/dressing area. Spoilt for choice! Again, the ensuite is large, including a large bath as well as shower recess, and usual WC. We have also installed a remote controlled alluminium roller shutter to the window.

Down the stairs from the dining area is a large L shaped area that can be used as a self contained granny flat or teenagers retreat. It has a large lounge area, new kitchen with , again, European cooktop and oven, large walk in pantry, good storage under the stairs, shower, toilet and vanity. Around the corner, is an area for study as well as bed area. We have never enclosed the bedroom area, choosing to use a room divider instead, but enclosing would be a very simple thing to do. Again, the views downstairs from the large window and three large sliding doors are spectacular. There is a door from the study nook that leads to a massive storage area under the house. We have built a large platform under here to store remnants from a previous business.

Walking out from the doors downstairs leads onto a nice size covered area, which leads onto a three terrace rear yard. The middle terrace includes a covered entertaining deck with solar power /battery for lighting. There is also a large fish pond adjoining.

The house has solar hot water system, and has 16 solar panels (3.2kw), which is great for keeping down power bills. We also have installed a Ventis ventilation system which has two systems for different floors and an added heat extractor for summer. A combustion wood burner fire keeps the house very cosy for winter, or alternatively use the large air conditioner for in between days.

The cooktops runs on LPG gas and there is one gas outlet downstairs for heating as well as two on middle level.

All in all, this is a lovely place to live, with so much more that could be mentioned. We are reluctant to move, but have plans for a different lifestyle now.
