No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
NSWPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.
Rental
No advertised rent is recorded. Suburb median rent $710/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

Listing material
Listed by McLaren Real EstateVintage aesthetics meet modern sensibilities in this exceptional Elderslie home. Perfect for small to medium families, the unique design of this four-bedroom property evokes memories of vacation-style villas without ever having to leave the area. One of 12A Purcell’s driving features is the gorgeous views of the nearby fields and hills right from your back deck, appreciated especially well with a nice coffee or cup of tea in the warm, breezy afternoons. Nestled away within the twists and turns of Elderslie’s quiet, leafy-green back streets, you’ll find every day is like a holiday in 12A Purcell, your new pride and joy.
A neat, shaded and gated frontage will greet you every day you get home from work. The extra-long driveway wraps right around to the back of the house, leading to an extra-sized triple remote-controlled garage, which also comes packed with a work area, storage options, and even its own toilet. You’ll immediately notice the lovely timber decking and aesthetic vintage railing that also lines the front and back of the property. Stepping inside, 12A Purcell’s style really shines. Tall ceilings are complimented by stylised cornices and decorative wall timber that lines the majority of the house. Add to this an abundance of vintage wall switches and plantation shutters throughout the home to complete the vision.
A study/greeting room resides right by the entrance, made comfortable by carpeting and ducted air-conditioning as well as stylised shelving lining the back wall. Directly to your left lies the kitchen, dining and living rooms. The kitchen represents the forefront of modern architectural ideology. Featuring an open plan design, the kitchen is fronted by an enormous Caesarstone waterfall island benchtop, with slow close shaker cabinetry, twin aesthetic black basins and feature lighting. Behind the bench is a 900mm ILVE oven and stove top, mirrored splashback, plenty of cabinetry and double fridge space. The living room space, which is connected directly to the kitchen, is the warm heart of the house. It sits comfily by the back deck, perfectly positioned to catch the calming heat of the afternoon sun. This will be a real winner; I promise you that!
To cap off the rest of 12A Purcell’s interior we should mention the comfortable family room, which is situated right after the dining, and features an old-style fireplace, plantation shutters, and both ceiling fan and ducted aircon. Just down the hallway you’ll find the master bedroom, followed by the remaining three. The front-facing master bedroom is fairly spacious, and comes with feature wall styling, carpeting, a fan and ducted aircon. A triple sliding mirrored built in with storage options lines the back wall, and of course an ensuite is attached. The ensuite features nostalgic themed pink tiling, a vintage vanity and mirror, and fairly sized shower with hose head and high wall tiling. The remaining bedrooms all come with their own carpeting, ducted aircon and blinds, as well as built-ins with storage options.
The hallway comes equipped with two double linens, one at each end, a laundry with access to the backyard and feature sky-blue tiling, as well as the main bathroom. The main bathroom is a two-piece setup with an extra area for the vanity, it supplies all three bedrooms and features its own aquamarine themed tiling, a built-in window side bath with spa jets, corner shower, and large vintage wooden vanity.
Lastly, it would be improper to describe this gorgeous home without getting around to the back of it! The timber back deck alfresco area is accessed directly through double sliding doors from the dining room. As I said before, the views from here are absolutely wonderful, I guarantee you will spend many an hour just relaxing out here in the sun, looking out over the beauty before you with a warm drink in hand. It also comes with an entertainment area with built-in bar-style seating and bench, and direct views of the pool. The pool is kept very private by the hedges that ring it, and it will keep the kids cool and busy year-round.
12A Purcell is a unique house that I absolutely recommend you see for yourself. With multiple schools and parks just a short walk away, as well as the Nepean River for the venturous kinds, this amazing property provides all the pleasures of a getaway home without giving up modern quality of life and standards of living. This property will not last on the market long, so make sure to get in quick!
Other features include:
