Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

i

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not detected — official

The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Heritage

Not detected — official

The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 1,404 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $698/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

2 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 1,404 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 1,408 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Set on a generous 1,404 sqm block, 13 Peoples Avenue has been thoroughly remodelled and renovated. Invigorating its personality and adding a significant layer of sophistication to an otherwise already solid home, the residence features high quality materials throughout.

With multiple living zones for all the family, the residence offers three internal living areas as well as a multitude of spaces outdoors for activities and entertaining. Inside, a formal front living room offers a light filled space overlooking the front garden, complete with a gas fireplace. At the heart of the home, an open plan living and dining area offers vantage points to the pool and rear garden, whilst providing excellent connection to the dining and kitchen areas. Upstairs, a third living area plus a home office studio further enhances the practicality of the residence, allowing for a dedicated area to work from home, as well as retreat after a long day. The upper floor operates as a generous parents zone, connected, yet tucked away from the core of the home.

Finishes throughout include West Elm mid-century style brass pendant lighting and brass fittings, along with Buster + Punch light switches, while hybrid laminate flooring was carefully chosen with a high count pattern and colour variation to ensure longevity.

Key considerations to the remodel included a focus on open plan living, better functionality and concealed storage. The relocation of the staircase provided an opportunity to incorporate under stair storage, whilst widening the entry way and creating a wonderfully practical drop zone for the family's day-to-day needs.

Central to the residence lies a fully remodeled open plan kitchen, dining and living space. The kitchen is the centerpiece and has been extensively reworked with a layout designed around quality storage, with a custom designed wine rack adding to the appeal. Lo & Co brass handles, stone benchtops, a Moroccan Zellige tiled backsplash and an under-mount fire clay sink combine to produce a refined design, whilst a Westinghouse pyro-clean oven and Fisher & Paykel double dish drawers ensure convenience. Vaulted ceilings to the dining area create scale and volume, whilst natural light from the array of windows to the north and a picture window to the east, connect this space to nature.

On the ground floor, two secondary bedrooms feature built-in robes, and a third bedroom offers a walk-in-robe with private access to its own ensuite, accommodating multi-generational needs. The fully renovated main bathroom includes a freestanding bath and a flush-to-floor shower with brass tapware, rainfall and handheld shower heads and a heated towel rail.

Upstairs, the expansive main bedroom suite opens to a decked balcony overlooking the Perth city skyline from its treetop vantage point. Concealed behind closet doors, the luxurious ensuite features Beauwerk lime wash walls with an arched niche and backsplash, a freestanding bath, a flush-to-floor shower, and a heated towel rail, whilst an overhead skylight illuminates the space.

Externally the grounds have been extensively upgraded, offering invigorated spaces to entertain and utilise. The gardens now benefit from new hardscaping and landscaping, including retaining walls, fresh plants, new lawn and gravel rocks, a dedicated outdoor alfresco and BBQ area adjoining the below-ground pool and an outdoor conversation zone with firepit providing the perfect refuge both night and day. With direct access to Kadina Park to the rear, the family will love having seamless access to the parkland behind. Both front and rear gardens are reticulated and are controllable via an app.

Cradled high in the Perth Hills, 13 Peoples Avenue offers the rare luxury of seclusion without sacrifice. Just 30 minutes from the CBD and 20 minutes from the airport, the address delivers effortless connection while immersing you in the tranquillity of Gooseberry Hill. Wander through the walking trails of Kalamunda National Park, indulge in the charm of Kalamunda village with its boutique cafés and weekend markets, or savour a glass of wine at one of the valley's award-winning wineries. From your balcony, take in sweeping views of the city skyline by day and spectacular sunsets by night — this is lifestyle at its most elevated.
