Overall, this is a special and unique property with absolutely fantastic sea views and a direct Private Beach Access. I am not aware of anywhere else in Australia where a spacious full 1 ACRE (4,000m) Beachfront property with two separate fully coded 3-bedroom houses is available for purchase so close to a major tropical city such as Darwin. Where else can you work in the city (8 direct kms away) and come home to relax on a tropical beachfront property (and also have a significant rental income) all for the same price as one urban house in Darwin.
Both houses are airconditioned throughout with ceiling fans in all rooms and the louvred windows can be opened to allow the "all-year round" refreshing sea-breezes to circulate. They both have very large spacious inbuilt wardrobes and drawers in all bedrooms and large inbuilt cupboards throughout both houses. And the large verandahs are great for outdoor dining and entertaining and the Beach House has fantastic full beach/ocean seaviews from the verandah. The Wagait Beach/Mandorah community (population about 500) is steadily growing as more people realise it is Darwin's best-kept secret. The village is safe (no crime here), the community spirit is great and our friendly locals will go out of their way to help each other and are especially welcoming to newcomers. We have an active local council who facilitate many public events and we have a community-help 'facebook page' and many local special interest groups are active in the community. Most locals commute to work on the 12-minute ferry ride to Cullen Bay in Darwin and then come home to relax on the beach at Wagait Beach village.
The long anticipated, major and modern $90 milliion Mandorah Marine Facility (including ferry terminal with disability access) has recently opened and is already creating savvy buyer interest in Wagait Beach. Darwin house prices have already risen (and are still rising) to historic levels on the back of housing supply shortages. Wagait Beach property prices are now following Darwin upwards. And with two houses both with direct street frontage on a full 1 acre (over 4,000 sq m), this property is ready-made for future subdivision potential as greater Darwin continues to expand.
The block has a registered potable water bore with an iconic traditional 'Comet' windmill that feeds the water tanks for both houses, so you'll never run out of water. There is also rooftop solar panel electricity (the excess electricity is sold back into the mains power grid to reduce the power bill) and a modern "grey water" aerated septic treatment system that waters the 'bowen mango' trees. The property is truly environmentally friendly. NBN fixed wireless is separately connected to each house and there is excellent 4G coverage at the property. Out front of both houses is a fully sealed bitumen street frontage and there are separate private driveways to each house.
The local free govt school bus offers 'door-to-door' pickup and drop-off to and from the ferry which then arrives at Cullen Bay (Darwin) in time to meet all Darwin school bus connections. The Cox Country Club (open Thursday to Sunday) is a 150m stroll down the road where our friendly community minded locals and visitors catch-up for meals and drinks, with regular family style live music entertainment a weekend bonus.
The regular every one-hour/two-hour ferry schedule service is free for resident seniors (over 60) and school children. Access from Darwin City is either via a 130km (Palmerston City 100km) fully sealed roadway. Alternatively, our brand new Mandorah Ferry Terminal is just a 4km drive with ample daylong free parking. The ferry service provides a regular 7 days a week (and 13/14 trips per day) 12 minute Seacat commuter ferry service to Cullen Bay in Darwin. There is also free 24hr overnight parking at Cullen Bay. The Darwin City public bus service provides a dedicated (Bus 14) ferry pick-up/return between Cullen Bay ferry terminal and Darwin CBD (7-10 min ride). So shopping in Darwin is literally 30 minutes away.
Rental availability at Wagait Beach is extremely limited and a "seachange" lifestyle is always in high demand. Since renting, neither house has been unrented for more than a week. Managed holiday rental (or Airbnb style) could bring in even more income. Council rates are very reasonable at just over $1,000 per year for the whole property and that includes a weekly rubbish collection (a bin for each house). There is also access to our local council facilities and our local convenience store is well stocked, has a liquor licence, sells petrol/diesel, is a Post Office agency and is just down the road. The Cox Country Club is just a short 150m stroll away. And the property has only one 'out of sight' adjacent neighbour - next door at 136 Cox Drive.
For your peace of mind - rest assured the property is not in the primary storm surge zone and therefore has almost no risk from storm surge flooding, even though it is a beachfront block. I checked this before I originally bought the property and this was also the reason I was given a government permit to build the two houses on the block. The property and surrounding areas are slightly elevated with a storm surge flood rating that predicts only one sufficiently large storm surge is likely to occur every 1,000years. In other words, as the latest storm surge map legend explains ("NT Storm Surge Mapping - Cox Peninsula Area Storm Surge Inundation for Climate Change model 2100") there is a 99.95% probability that NO STORM SURGE WILL AFFECT THIS PROPERTY in the next 50 year period. Also both houses are elevated.
You could live in one house and rent the other, continue to rent both or share with your extended family, parents or friends or even beachfront holiday-let. The upside potential is only limited by your imagination.
