Districts View
View not ready — official layers are still retrieving for this property. Official planning layers still retrieving. Flood / bushfire / heritage not yet retrieved. No recorded sale price for this property. Districts does not score a property it cannot yet see.
No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
NSWPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.
Rental
No advertised rent is recorded. Suburb median rent $983/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownPlanning layers have not been retrieved for this property yet.
Nearby development pipeline
UnknownNSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownNSW Valuer General land values are not loaded for this property yet.
Net yield / holding costs
UnknownNSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.

Listing material
Listed by Ray White UnanderraThis unique 54 hectare site is located in the fast growing region of the Illawarra.
This large lot subdivision takes best advantage of the land form and the view with the potential for approximately 44 Lots between 1,000 & 2,800 sqm & 41 Lots from 5,000 sqm
The tranquil setting and secluded location of this site will provide a coastal lifestyle whilst surrounded by natural bush land. Enjoy your privacy in this beautiful setting while still being close to all the Illawarra has to offer. With Wollongong CBD, Schools, beaches, Wollongong University and various surrounding commercial districts a short drive away, you'll have all the convenience and facilities you need.

The price is $12,750,000
Development costs $16,331,000
We have now completed our initial scope of work for this site looking at an alternative and more viable subdivision approach for the site.
The associated indicative costings are summarised in the table below:
General $230,000.00
Bulk Earthworks $3,540,330.00
Sewer $392,730.00
Stormwater $779,954.00
Roadworks $1,823,935.00
On Site Stormwater Detention Basins and Water Quality $351,650.00
Sediment Erosion Control $80,000.00
Potable water $754,260.00
Electrical $798,500.00
Gas $10,000.00
NBN $94,600.00
Landscaping $337,500.00
Major Culvert $300,000.00
Realignment of Stream $720,000.00
Retaining Walls $2,272,000.00
Contingency (20%) $2,497,091.80
S94A Contributions $149,825.51
Professional Fees (10%) $1,498,255.08
Total Development Cost $16,330,631.39
Total Construction Cost/Lot $189,891.06
With reference to the documentation and costings, I offer the following additional information:
Construction costs are based on indicative bill of quantities obtained from the provided preliminary design documentation which includes conceptual bulk earthworks surface, road design, stormwater design, and sewer/potable water design.
The earthworks surface has resulted in a net fill shortage (import requirement) of approximately 116,000 m3. We have assumed that this fill shortage will be addressed with coal wash and that it will be delivered to site at no cost. This is based on our experience with fill dependant developments in the region.
All rates included in the assessment are based on recent tender rates received in the Illawarra from projects of similar magnitude and scope.
Rock strength and associated costs for rock earthworks are based on a preliminary assessment of the geotechnical information provided in the Expression of Interest (Douglas Partners report).
WCC S94 plan indicates that the development is liable for S94A contributions (1% of the construction costs) with no Special Infrastructure Contributions (SIC) applicable.
Potable water connections exist at the end of both Staff Road and Callistemon Road and our costings are based on extending these lines to service the development. We have also included a fee for a small booster pump and for the relocation of the 300mm water main required to support the earthworks for Road 02 and associated building envelope for Lot 50.
The existing sewer at Staff Road and Callistemon Road can accommodate the equivalent population for the E4 zoned land.
On-site sewerage management systems will be utilised for E3 zoned land based on WCC's DCP - Chapter E8 (aerated wastewater treatment system).
No significant lead-ins or backhauls have been allowed for the electrical, NBN, and gas.
I would recommend a site ins...
