Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Capital growth

NSW

Why this lot, not just this suburb

Why could this property outperform?

Confidence: medium

Zoned Medium Density Residential · R3 (Lake Macquarie Local Environmental Plan 2014). Official parcel area about 791 m². Dual occupancy is a permitted housing type in this NSW zone under statewide settings, subject to DCP and site constraints. That is not confirmation this lot qualifies. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate. If the dual occupancy pathway survives a planner’s check, this lot can outperform a same-suburb house that is hold-as-is only. That is not a forecast. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Minimum lot size is not loaded, so two-lot subdivision is not confirmed. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $602/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.

Verdict

What this means for this property

Districts view

This looks more compelling as a land / capital-growth play than a pure yield play — if the dual occupancy pathway survives a planner’s check.

Achieved rent for this address has not been inferred. Gross yield on advertising copy is not the deal.

Nearby DA pipeline is unknown, so neighbourhood change is not in this verdict.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

3 of 10 questions answered so far

  • Development optionality of this lot

    Knownmedium

Zoned Medium Density Residential · R3 (Lake Macquarie Local Environmental Plan 2014). Official parcel area about 791 m². Dual occupancy is a permitted housing type in this NSW zone under statewide settings, subject to DCP and site constraints. That is not confirmation this lot qualifies. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate.

  • Nearby development pipeline

    Unknown

NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 791 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

NSW Valuer General land values are not loaded for this property yet.

  • Net yield / holding costs

    Unknown

NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.

Fabulous Big Level Block, Family & Retiree Friendly Home, Quiet Cul-De-Sac Location, Easy Stroll to Cafes, Conveniences, Transport & The Bay!

Set on a sprawling, nearly 800m² block, in a fantastic, quiet and beautifully level street, with a wonderful blend of retirees and families as your neighbours, older homes here are being extensively renovated, and transformed into the very best of contemporary, meets quaint charming lakeside cottages.

When you see people investing in renovations, extensions, and in some cases knock down rebuilds, it gives you confidence, the location is highly desirable.

Instead of selling up, and upsizing elsewhere, original owners have chosen to stay put, and newcomers have chosen to buy here, and play with the potential of their properties, because they love the quiet and friendly neighbourhood, and the flat level blocks, that let you enjoy big single level living and easy level access back to to cafes and shops on the main village strip.

Read the full description

This particular cottage, is one you shouldn't judge from the front, as a drive by gives very little away about the spacious and light filled, relatively open living, that flows from front to back, or beyond to the magnificent, big, flat and very private backyard, with oodles of garaging and parking off street that you can't see from the front.

We were surprised by the size, with a gutsy front lounge room, drenched in natural light, enjoying warm winter sun and cool summer seabreezes, the generous master bedroom enjoying this same amazing North aspect and full width built in robes, right beside the bathroom, that could very easily be converted into an ensuite.

Like the master, bedrooms 2 and 3 are also generous in size, with a bedroom size rear second living area, office or playroom an unexpected extra bonus.

Living flows from front to rear, with openings between the large lounge, dining and kitchen, which could be further opened up, and for those who want or need even more space, expand out the back and create a massive open plan rear living area and back deck, without having to build up, if you keep it at 20% of the current size of the home.

The backyard is like a fruit and vegetable shop, with beautifully established fig and olive trees, other very well established shrubbery provides immense privacy and it looks like you can pretty much grow anything here, with the soil seeming to be rich and fertile, there's room for the puppies, some chooks, and the kids or grandkids too!

Unlike so many of the houses for sale in Swansea, where the street is busy, with too many cars whizzing past, or the block is small, or awkward and irregularly shaped, this location and block are both exactly what most of us want, with plenty of room, a great quiet and friendly neighbourhood, with easy access to everything you need day to day.

Grandparents can easily stroll to Coles Supermarket on the flat the whole way, have a bite to eat and a coffee at Seed Cafe, or lunch at the Swansea Hotel or RSL, stopping in at the library and post office, with doctors, dentists and everything you need day to day all within minutes of flat walking from home!

Kids and grandkids can easily ride their bikes safely to high school and the beach from here, going under the highway on quiet back streets, with mums and dads able to effortlessly push prams on the flat to pre-schools, and day care nearby, in both Swansea and Caves Beach too.

An easy walk to your choice of primary schools, at Swansea, Caves Beach and St Patrick's Catholic School, boat ramps, beaches, bays and The Channel sand Islands are all only a few minutes drive from home, so your weekends will be covered too.

A lifestyle mecca, and a great escape from the hustle and bustle of Sydney, Newcastle and the Central Coast, where prices are far more reasonable, people are happy and there's no high rise apartments or over development surrounding you, or the crowds and congestion that come with this.

Whether you're starting out or slowing down, or you're somewhere in between and just changing up your lifestyle, why wouldn't you want to call this place home ….

• Cottage style single level living with fabulous free flowing floor plan

• Light & bright open plan living area with split system air conditioning

• Separate dining area for family dinners and special occasions

• Kitchen is lovely & open to dining with lots of storage space

• Three generous, light filled bedrooms, main with built in robe

• Home office ideal for working from home or kids' homework

• Can also be used as extra living area or rumpus for the kids

• Extra toilet in the oversized internal laundry is a game changer

• Oversized garaging perfect for all the toys, tools and storage

• Fully fenced & level 789m2 block, room for the kids to play

• Easy access to local shops, medical facilities and cafes
