What should you know about this lot before spending serious money?

Why this property?

  • CalculationRecorded House sales in Huonville (last 5 years) with land size: median $563/m² of land (n=102). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • FactZoned General Residential (115.8) under the Huon Valley Local Provisions Schedule.(theLIST · 1 Sept 2026)

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Capital growth

TAS

Why this lot, not just this suburb

Why could this property outperform?

Confidence: medium

Zoned General Residential · 115.8 (Huon Valley Local Provisions Schedule). Official parcel area about 1,039 m². Dual occupancy is not confirmed from the controls loaded for this lot. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate. Zoning and lot facts are a starting point, not proof this lot outperforms the suburb. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Minimum lot size is not loaded, so two-lot subdivision is not confirmed. Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $484/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

3 of 10 questions answered so far

  • Development optionality of this lot

    Knownmedium

Zoned General Residential · 115.8 (Huon Valley Local Provisions Schedule). Official parcel area about 1,039 m². Dual occupancy is not confirmed from the controls loaded for this lot. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 1,039 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Perched up high on the Ridgeline, the views from this commanding position are simply amazing! Overlooking the Huonville township, the Huon River and the whole Valley below, with the Wellington mountain range as the backdrop, this is arguably one of the best positions along the ridge. Consisting of 1042m2, every part of this property is landscaped with a home offering a dual living option. There are 3 bedrooms and 2 bathrooms on the main level and a separate, self-contained 1 bedroom apartment unit underneath, totalling 271m2 of living, plus a garage, workshop space and storage options.

Positioned near the end of a quiet cul-de-sac, you are greeted with a concreted driveway and parking area to the double carport. It then wraps around the side of the home to the garage below and provides independent access to the downstairs living area. Level access into the main part of the house is next to the carport. On entering, the expansive views are instantly evident across the sunken lounge, welcoming you in to explore.

The open plan living, dining and kitchen benefit from large picture windows that not only beautifully frame the incredible panoramic vistas, but also welcome in plenty of natural light to fill the space. Taking full advantage of a the northern aspect, the home will get lovely sunlight throughout the day in the cooler months when the sun is low in the sky, then shade when it is high in the summer, creating a passive solar efficiency. Energy efficiency is further enhanced with a massive solar array, cutting back your power bills.

The sunken lounge provides a snug and interesting appeal to the space. To the side there is plenty of room for a large family dining table. Set in the back corner, the new kitchen is well positioned to be inclusive within the main living. This is a very large, practical kitchen with plenty of bench space and storage, making it ideal when entertaining.

Direct access to the balcony leads around to the entertaining deck. This is an incredible area that never fails to inspire. It will impress your visitors and provide you with a fantastic spot to enjoy the ever changing panorama throughout the changing seasons. The River below looks so close, you almost feel like you can reach down and touch it. The mountains in the distance will sometimes have snow, with Sleeping Beauty as the central feature. The valley will change colours, turning golden in the Autumn and vibrant green in spring.

Cleverly thought through, the floor plan flows really well and ensures all the rooms can benefit from the views. The master bedroom, with recently upgraded ensuite and walk-in-robe, has direct access to the entertaining deck. The other bedrooms have windows facing the vista too and share a, completely new family bathroom complete with a free standing bath and spacious, separate shower. One bedroom is currently set-up as a very quiet and private home office.

Originally built in 1996, this super solid home has had renovations and upgrades over the years, making it a very comfortable and appealing modern home. A slow combustion wood fire provides a wonderful atmosphere as well as a lovely warmth and a reverse cycle air-conditioner will keep you comfortable with ease throughout the year. A smart heat transfer system circulates the heat to the bedrooms.

Down the stairs, there is a separate accommodation, perfect for visiting friends, extended family, or an aging parent or short term lets. Here, there is a separate lounge, kitchen/dining, bedroom and bathroom. There is also another big room great for storage or could be yet another bedroom if required. The apartment enjoys a covered and more sheltered terrace with its own spectacular views over the lawn and valley. There is vehicle access to this area, plenty of room to park a car or two downstairs and separate door access allowing for complete independence. Maybe set it up to provide an extra income.

The backyard is well fenced, providing a flat grassy area to enjoy in all seasons. The gardens are lovely and yet low-maintenance. A gate in the fence leads out to the edge of the ridge which is terraced for easy access. You really do feel like you are on top of the world up here looking straight down the river and beyond.

Huonville is the main hub for the Huon Valley, providing you with all the shops and services you are likely to need. This is a great central location to enjoy all the good things that make the Huon so wonderful, including the culture of Cygnet, the history and wooden boats of Franklin, the produce at Geeveston and the beaches of Dover. Hobart is only a 30 minute drive away should you need to commute to work or simply want to enjoy a night out in the city.
