Given the $925,000 ask, is this worth your time?

Why this ask?

  • FactListed for sale, asking $925,000(Listing record · 21 Feb 2026)
  • CalculationAsk is 10% above the Urangan median recorded sale ($840,000, n=107, last 12 months).(Districts calculation from recorded sales)
  • CalculationIf it leased at Urangan's advertised median rent ($596/wk), implied gross yield would be 3.35% — this is not a rent for this listing.(Districts scenario calculation)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

i

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not retrieved

Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Heritage

Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $596/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Gross yield if leased at the suburb aggregate is 3.4%. The yield that matters is the one on achieved rent, which has not been inferred for this address. Net yield (land tax, rates, insurance, vacancy) is not loaded. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Absolute Waterfront. Absolute Luxury. Absolute No-Brainer.

When calling, please use enquiry code 199456

Let's be honest: you've spent your life fixing things. You've mowed enough lawns to cover the Earth twice. It's time to stop. Welcome to "Millionaires Row," where you get the views and lifestyle of a tech mogul -without having to invent an app.

Look, we could go on and on and tell you about the "talk of the complex bespoke perimeter LED ceiling lighting and bulkheads" or the "custom vanities," or the multi-billion dollar view (all those yachts parked on your doorstep) -but let's get to the point: This place is nicer than your kids' house.

Read the full description

Are you a retiree who likes nice things but hates effort? Perfect. We've created your dream home.

This ground-floor 3-bedroom unit is so "smart" it makes most honour students look average.

This place has been renovated so thoroughly that even the power outlets are fancy with triple USB connections built in (and yes, we have a pop-up USB and power hub set into the kitchen bench, -because we know you're tired of hunting for your iPad charger).

We've installed the heaviest-grade hybrid flooring in Hervey Bay, -perfect for when you're practicing your victory dance after seeing the "absolute waterfront" view.

Two internal security cameras allow you to monitor your palace from wherever you are, the kitchen and living area is air-conditioned, and the ceiling fans in every bedroom will keep you at just the right temperature day and night...

This apartment will be sold partly furnished, with flexible settlement terms. All current furniture and appliances as displayed at the time of viewing, -even the wine barrel will stay. Just bring your toothbrush and a sense of adventure!

The View: It's on Millionaires Row (The Harbourfront). If the view were any better, you'd be underwater. The master suite is so close to the harbour you can practically high-five the whales from your bed. It's like being the captain of a ship, -but without the seasickness or the responsibility.

The Rockstar Tech: Everything in this unit is remote-controlled. If you can operate a TV remote, you can run this house. Too lazy to get up? We've got electric blinds right throughout that open at the touch of a button, so you can check the harbour and Fraser Island weather -without leaving your pillow. We've got a new hot water system 2.5 times bigger than the neighbours' -because you deserve a shower that lasts longer than a feature film. We put LED backlit mirrors in the bathroom so you can look like a movie star while you brush your teeth, and even a mobile phone holder built into the toilet roll holder. Did we forget anything?

The Kitchen: The new induction cooktop and oven compliment the new dishwasher. The fit-out includes a modern pull-out and slide corner pot rack, an under-sink scraps bin and a multi-rack pull-out and turn built-in pantry. Every door and drawer in the whole place is soft-close -so there is no more slamming doors when you're looking for those midnight snacks.

Outside: You get the biggest private courtyard in the gated entry complex. It's so big you could probably host a small Olympic event, (but we suggest a BBQ instead). Use the kitchen-window to pass out snacks while you bask in your glory and watch the whale-watchers go by.

The Garage: Remote controlled and direct access. No more trekking through the rain with grog and groceries like a peasant.

The Community and social scene: Two Christmas parties. One in July and the other, well, it's in December... because one just isn't enough when you live in paradise. If you're lonely here, it's your own fault. Between the games room and reading area, the tennis court, two pools and the sauna, numerous BBQ's and pavilions in the common area -and the legendary Wednesday night drinks with other owner-residents, your social calendar could be fuller than a cruise ship's (but with better food and no life-jacket drills) -or quieter than a church mouses night-in... -it's up to you. If you can't find a reason to celebrate here or someone to celebrate with, -you're simply doing it wrong. Don't feel like cooking? Just a short walk 3-4 minute stroll will have you at the Boat Club or a handful of other cafes and restaurants any time of day or night.

Why this is the best apartment in the complex:

It has absolute harbour frontage and outlook. Not the in the distance "between the ground and they sky" kind... -the right at your doorstep kind.

It's ground floor. No stairs to contend with while juggling those wine bottles (or groceries)

It's 3 bedroom -or configure as you want. Is the 3rd bedroom a sewing room? A home-office? Or just a bedroom. At least you have the option with this one (see the staging photos for set-up ideas!)

The master bedroom and ensuite are harbour-facing.

It has the largest private courtyard space in the complex.

It has direct garage access.

A unique and rare offering that can only appreciate in value.
