What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

No verification items generated for this record.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not detected — official

The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Heritage

Not detected — official

The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 989 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $785/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms. No recorded off-street parking — often a discount versus the suburb median for the same beds.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

2 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 989 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 991 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

TREETOPS COTTAGE

Walking distance to Quindalup Edgewater beach.

With balconies set amongst the peppi tree crowns, the adopted name "Treetops" perfectly describes the ambience of this special location.

One street from the beach on beautiful Campion Way, where on the opposite side of the road a peppermint tree woodland separates you from Toby Inlet.

Read the full description

An 273m stroll puts you on the beachfront reserve, and being at the cul-de-sac end of Quindalup there is no through traffic.

The huge 989sqm block with a 54m depth and 18m frontage provides a leafy backdrop for the two-storey cottage, which will provide superb holiday accommodation for decades to come. Two vegetable gardens in the back corner hint at the "back to nature" persona of the property.

The bottom storey is constructed of brick, with a hardi-plank clad storeroom and the first storey hardi-plank with a Colorbond roof; maintenance is low but overflow holiday accommodation is generous.

On the ground floor, you enter via a 2m wide brick paved verandah into a generous games room or second living area.

The single garage (currently set up as a bunkroom), is accessed via the stair room with the wet area adjacent providing a laundry trough, vanity and shower recess with a separate WC.

Accessed from the back outdoor area is a storeroom of approximately 3.5m by 3.5m.

The central Jarrah staircase leads to the main central kitchen/living/dining area, which spills onto a rear deck area of 3m by 6m (approximately) with the prized northern aspect naturally filtering the dappled peppermint tree sunlight.

The kitchen has a Westinghouse stand-alone 600mm electric stove, microwave shelf brackets, 1.5 bowl sink, and a standard fridge recess.

There is a ceiling fan and reverse cycle air conditioning system, high ceilings with exposed beams and a 2m by 12m deck on the street side, in addition to the rear balcony.

The master bedroom has a built-in wardrobe and has a sliding door to the rear deck.

Bedroom two looks out over the front yard.

The upstairs bathroom sits between bedroom one and two, and features a shower recess, vanity and WC.

In more recent times this area appears to have been renovated and is in excellent condition.

Bedrooms three and four are on the opposite side of the living area.

Other features include:

• Security screens on windows and external doors to both storeys

• Potential for side access, for boats and caravans

• Secondary, sand dune type, well drained, sandy soils

• Automatic retic, with the controller in the garage (set up as a bunkroom)

• Outside shower for the beach returners

• Electric storage HWS
