3. The 8m x 12m four bay shed with concrete floor and power. Three bays at 2.25m and one at 2.7m, so the caravan finally comes home. This is the bit that makes grown adults go quiet.

11. Fifteen minutes to the GPO. You get the paddock, the shed and the quiet, and you still make the school run and the 9am meeting.
