Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not detected — official

The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Heritage

Not detected — official

The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 21,200 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $785/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

2 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 21,200 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 21,308 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

RURAL RESIDENTIAL WITH A GEOGRAPHE BAY OUTLOOK

The epitome of tranquility, being 2.12 Ha of undulating bushland blessed with a prized northern slope, with an outlook to Geographe Bay and further graced with a quality, archetypal "Down South" lofted house which sits at peace and ease with the natural bushland setting.

The north facing block is truly beautiful, with undulations and a hybrid of rocky outcrops, low woodland and old growth Jarrah/Marri bushland, winter watercourse and a now overgrown old dam area with its own unique micro climate and eco system.

Originally designed by Terry Hodges and built by Mike O'Neil circa 1994, the house is constructed from a blend or rendered brick, cedar, stone and a Colorbond roof.

Read the full description

This house has genuinely been designed from the ground up and emanates from a deep understanding of the natural environment in which it sits, so that it looks at one with nature rather than superimposed on it as so many Rural Residential houses tend to look.

High cathedral ceilings, incorporating a mezzanine floor houses the master suite and parents lounge/retreat area. With imaginative use of bush poles, natural timber and light, plus open living areas and numerous sheltered outdoor areas, where a shaft of sunlight can be captured in any season whilst still being sheltered from the wind. The design invites you to spend as much time outside as you do inside, so that the natural beauty of the surrounds can be experienced rather than simply appreciated.

The house essentially comprises:

• The main entrance is at the side of the house (east) via a grand antique door with leadlight surrounds, leading into a portico area with a top awning which can be left ajar for natural ventilation.

• The often used, more common entrance is via the front brick paved patio area off the kitchen, where an al fresco courtyard shelters the northern sun in summer but allows the warmth to invite itself in during winter. There is a further sheltered patio area built from CCA treated pine poles to the north west of the house, with a beautiful Wisteria gracing the framework.

• The lounge/dining area has a generous feature stone surround Jarrahdale Innovator fireplace plus leadlight windows to the side. Ageless and stylish Terracotta flooring, high timber ceilings and large north facing windows are a particular feature of this area.

• There is a further sheltered courtyard between the lounge area and minor bedrooms, acting as a most attractive green space to look out over, which further enhances the feeling of being at one with nature.

• The kitchen/dining area opens onto an alfresco breakfast area. The kitchen has a two-bowl sink, Westinghouse glass electric hotplate, Rangehood, white Asko dishwasher, standard fridge recess, corner pantry and Laminex benchtop.

• A feature jarrah staircase with cellar area underneath leads to the mezzanine level. Housing the master bedroom suite and opening onto a 7m by 2m deck, with lovely bay views to the north and east, a large dressing room/walk in wardrobe and bathroom with a claw foot bath, shower recess and vanity plus a separate WC.

• There is a retreat/lounge area immediately adjacent to the master bedroom overlooking the main living area. The uses here could range from office/library/theatre room/art studio or lounge, and looks down over the grand stone masonry gracing the wood fire.

• The second bedroom serves as a bunkroom/overflow sleeping area with a built-in wardrobe and access outside.

• Bedroom three has built-in wardrobes and also has direct access outside.

• A family bathroom has a wheelchair friendly shower recess, vanity and a cabinet with a leadlight door.

• The laundry features a linen cupboard, built-in trough, built-in ironing table and has a drying area immediately outside. The second WC is off the laundry.

• The two-car garage has a rear door access to the back yard, and further access inside to the house via a leadlight no step doorway, lined ceilings, one manual roller door and one electric roller door. There is a two-car carport immediately behind, all designed under the main roof to form an integral part of the design of the house

Additional Features

• Termimesh

• Good sized chook pen with Colorbond covered roosting area, adjacent to a hand built stone cubby house with door and colourful windows.

• Wood shed

• 6m by 5m two-car Colorbond shed with concrete floor and roller door. An attached shade house has an auxiliary 4,500 litre poly rainwater tank.

• Partially sealed driveway.

• Potential for the Bay views to be significantly opened up if some clearing was done.

• Solar hot water system.

• Septic system has the three inspection points marked.

• Approximately 20,000-gallon concrete water tank (90,000 litre).
