No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data unavailable for this jurisdiction (no_adapter:QLD)
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
For more information on this property, visit Queensland Globe.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
QLDZoning is not available (no_adapter). A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (no_adapter). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.
Rental
No advertised rent is recorded. Suburb median rent $406/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownZoning is not available (no_adapter).
Nearby development pipeline
UnknownNearby development applications are not loaded. This lot’s own applications are a separate question.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (no_adapter). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownNo DA adapter returned applications for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material
Listed by RE/MAX GoldOriginally built in 1874, and as such one of, if not the oldest surviving residential home in Gladstone, 'Vahreema' is a home of outstanding local importance. Assembled from an existing Gladstone house along with two other houses relocated from Charters Towers, the property was owned and inhabited by the Friend family for more than 90 years - some long term locals will recall the 'Friends' department store in Goondoon Street, a staple of Gladstone life through the early-to-mid-1900's. Following the Friend family, it became the family residence of Martin and Mary Hanson, the then-proprietors of the Grand Hotel along with Martin's position as the Labor Member for Gladstone for many years, a position he practiced from the front room/office of the home through a separate visitor's entrance. In 1998 the property was acquired by the current owners and was summarily renovated into the first Bed and Breakfast in town, winning multiple awards and hosting a variety of folk from around the globe. In recent years, the owners have ceased the operation of the property as a guest house and have been enjoying it, as the previous custodians had, as a private home. The time has come to downsize, so the opportunity now exists to own an unrepeatable portion of Gladstone's rich history.
The property itself is as grand as one would expect from its heritage. Offering 7 spacious suites all with separate sitting rooms and bathrooms, there is certainly no lacking of accommodations. The soaring ceilings, sumptuous timber floors, and tongue-and-groove walls hearken back to another era of quality and are complimented by the décor and colour schemes. The central sitting room and fireplace are a lovely core of the home and a wonderful space for a family and friends to come together and enjoy each other's company as so many in the past have clearly done. The position within the CBD provides convenience to all amenities and an easy walk to the waterfront precinct along with several restaurants, pubs, Library Square, and the Entertainment Centre.
For the gardening enthusiast, the grounds are beautifully landscaped and well established. There is plentiful flat yard space for kids and pets to play, and a secure fenced area housing the first private swimming pool ever installed in Gladstone.
Whether the next custodian utilises the property as a grand private residence or, with approval, re-establishes the guestrooms as a B&B operation, it will provide endless enjoyment for whomever resides within the walls. With so much detail to pore over and absorb, a written advertisement could never fully capture everything that is 'Vahreema', which literally translates to "happy home". An inspection is a must to fully capture the history, potential, and lifestyle on offer at 15 Yarroon Street - contact The Williams Team on 0418 783 961 to arrange.
