What should you know about this lot before spending serious money?

Why this property?

  • FactLand 706 m²; no building size recorded.(Property record)
  • CalculationRecorded House sales in Eaton (last 5 years) with land size: median $950/m² of land (n=97). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • FactZoned Local road (796) under the DARDANUP.(Landgate SLIP · 31 Aug 2026)

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

No verification items generated for this record.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not detected — official

The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Heritage

Not detected — official

The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 706 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $656/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

2 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 706 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 708 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Built in 2000, this solid brick and tile home with Tuscan-style trim, provides 4-bedrooms and 2-bathrooms for the growing family, or the investor with an eye on the Bunbury property market.

Read the full description

The master bedroom is generous, has a ceiling fan, and there is plenty of room for furniture to complement the walk-in robe and ensuite. The remaining three bedrooms are also large and have built-in robes, again with space for study desks, for example. These bedrooms have easy access to the second bathroom and separate toilet.

The kitchen is at the heart of the home with electric oven, gas hob, pantry, dishwasher and ample storage including beneath a long peninsular breakfast bar. This area overlooks the patio with glimpses into the backyard. The patio itself is a great size, paved and undercover for all-weather relaxing and entertaining. With a north-west aspect it captures winter sun, provides summer shade and protects you from the South West winds during the chilly months.

Flooring throughout is easy-clean and hard wearing, being a combination of ceramic tile and floating timber laminate. The home is climate controlled with reverse cycle air-conditioning as well as a toasty woodfired heater in the living room. There is also a gas bayonet to give you energy options and flexibility with comfort. The hot water system is instantaneous gas.

Rear access can be gained through the side gates that lead straight to a covered area for the caravan, boat or car. The gardens are low maintenance and reticulated. Two small sheds are located on the eastern side of the block, where you will also find potential to develop further outdoor space to enjoy.

Eaton is part of Dardanup Shire, and serviced by highly regarded schools and childcare. Good transport links make Eaton Fair Shopping Centre (5 minutes away) and the wider Bunbury area easily accessible.

Importantly, this includes the new Australind Bypass on the Forrest Highway. Perth is just 150km north and Busselton Airport 65km south. This is handy for the FIFO worker or interstate traveller looking to get to Sydney or Melbourne on the 3 x weekly direct flights.

The Collie River and Leicester Reserve are both within comfortable walking distance. This lovely home, combined with great location, has so much to offer.

This one is unlikely to be on the market for long, so make an appointment to view soon by calling Andrew Corner on 0418 813 968.
