This is on the market — is it worth your time?

Why this ask?

  • FactListed for sale — no asking price recorded(Listing record · 7 Aug 2026)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

i

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not retrieved

Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Heritage

Not retrieved

Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Records

Property history

  1. Listedprice unknownavailable7 Aug 2026

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 653 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $621/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 653 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Lochindorb

A once in a lifetime opportunity presents to secure one of the oldest grand homes in the greater Perth region, yet set on the city fringe.

Built in 1898, the historic Lochindorb sits on a prime double block in the heart of Highgate. A fine example of the Federation Arts and Crafts style, Lochindorb demonstrates intricate detailing and is considered a place of historic and social significance.

A residence rich in history, Lochindorb was originally built for James MacCallum Smith, the proprietor of the Sunday Times and member of the Legislative Assembly. It is understood Smith resided in the property until 1938. Smith, a proud Scotsman, named the house 'Lochindorb'. The name was inspired by a Scottish freshwater Loch; its Scottish Gaelic translation is “Loch nan Doirb”.

The original residence is constructed of Rottnest Island sandstone to its main street elevations; the same stone used within Parliament House and the WA Museum. A richly detailed front gable with a pressed metal wall lining in a geometric pattern and floral pattern to the bargeboards, timber framed casement windows and original leadlights adorn the front facade. The traditional L-shaped verandah with turned timber posts nods to an era gone but not forgotten. Uplights to the concrete slab light the facade, which captures the sun dappled light at sunset.

Significantly restored and renovated by its current owners, Lochindorb has been respectfully brought into the 21st century. With high end designer fittings and an elegant interior, the transformation is tasteful and refined. Custom made lighting and designer light fixtures from Flos and Arturo Alvarez anchor the spaces, adding subtle statements throughout.

An award winning home, the restoration and renovation of Lochindorb received a Commendation Award at the City of Vincent Building Design & Conservation Awards in 2015.

Filled with light and soft hues, the living area provides a place of sanctuary. Bold yet organic overhead crushed silk lights create a sense of playfulness and intrigue, whilst the original Jarrah floorboards and ornate ceiling details create the perfect balance. Double glazed windows are installed to the living area and most rooms.

The formal dining room is the perfect place for dinners with family and friends. A stately room with views of the city skyline, this room could also function as an extra bedroom should the need arise.

The main bedroom with views of the city, sits adjacent to the stunning main bathroom. A luxurious space for the most discerning, be prepared to luxuriate under the Terra Marique rain head shower or soak the day away in the auto-fill bathtub.

The extra large kitchen features stone bench tops and European appliances, including a Siemens induction cooktop, Smeg oven and warming drawer and integrated Asko dishwasher. A double fridge recess provides ample space for all the family's needs, whilst the chalkboard and illuminated wine rack add a sense of fun. Cabinets include Blum hardware. A separate laundry and storage room are located behind.

Walking up the original staircase with Flos Ariette feature wall lights, you'll discover what feels like a hidden little surprise on the first floor. A spacious retreat with city views provides a second living or extra bedroom to the south, whilst a light-filled bedroom faces the north. Nestled between both rooms you'll find a stunning bathroom with overhead skylight, mosaic floor tiles, Flos pendant light and designer tapware.

With an abundance of outdoor options, the rear and side outdoor areas provide a number of breakout areas to enjoy. Whether it's the timber lined deck, the paved lounge area with hanging garden or the extensive grass area and herb garden, your family will have more than enough space to play and entertain. Cocktail parties and evenings under the stars will never be the same again. A secure gate with paving for four vehicles can be accessed directly off Cavendish Street. A rarity to have so much land in this sought after suburb, you would be forgiven for forgetting you are on the city fringe.

Located in prime Highgate, opposite Highgate Primary School and just metres to Hyde Park and Chu Bakery; living at Lochindorb really is a lifestyle choice. Walking distance to Beaufort Street, William Street and the CBD, access to all the neighbouring amenities on-foot is effortless.

A truly unique offering of an historic grand home, set on a large parcel of land, yet located in this sought after urban location; Lochindorb truly provides the best of both worlds and is an opportunity not to be missed.
