What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $760,000 (17 May 2023).(Recorded sale)
  • FactLand 5,410 m²; no building size recorded.(Property record)
  • CalculationRecorded House sales in Alice River (last 5 years) with land size: median $191/m² of land (n=104). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $621/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

With 3 Living Areas And A Spectacular Pool On 5,410m2

(Please see our television quality video and 3D tour to get a sense of what living in this house is really like).

What makes a house a fantastic home? Is it multiple living areas so everyone can spread out in comfort? Is it privacy? Is it space? Is it security? Sometimes, modern builds we see can feel cold and sterile. We believe that 18 Crystal Crescent in Mount Margaret is the perfect home to bring the entire family together while giving you all the space you could ever dream of. Your family can have peace of mind because every door and window in this home has been fitted with quality security screens. This home was built in 2016 by one of Townsville's finest luxury builders Gedoun homes.

Let's take a tour and start in the kitchen… It's sleek, it's modern and of course it's designed by Townsville's top cabinet makers at Moduline. You'll love the modern look of having no handles on any of the soft-close drawers and cabinets. There are many hidden features, such as this built in Fisher & Paykel dishwasher and the convenient drawer for separating your rubbish. Fussy chefs will appreciate the extra wide fan forced Smeg, professional oven and five burner gas cooktop. The stone sink has been in-set into the stone benchtop, making cleaning up after cooking a breeze. And it just gets better, because inside the butler's pantry is a second sink, even more clever storage and room for a large plumbed fridge.

No modern home is complete without a proper theatre room! This one has a step up to the seating so that your eyes are at the perfect level for the giant screen. It gets 100% black out dark in here so you can enjoy your favourite films in better conditions than you would at the theatre.

Usually the children's lounge is the smallest part of the house, but that is definitely not the case here! It is the perfect space for the kids to play and it even has a separate fenced yard right out the sliding door. All three children's bedrooms are located at this end of the house. They all feature plush grey carpet, split system air conditioning and mirrored built in robes. The family bathroom is tiled to the ceiling for easy maintenance, and there's no glass to clean.

The primary suite is glamorous, private and located at the back of the house separate from the children's bedrooms. (Hey just a note. We call the master bedroom the primary suite here at Cutting Edge because worldwide real estate is moving to this language). The walk in robe is large and features a huge mirror so you can check out your outfit before heading out for the day. The attached ensuite features a double vanity and a double rain shower with no glass to clean.

There are three internal living areas, but where we think you'll be spending all of your time is out on the perfectly positioned patio with beautiful views of the acreage and Mount Margaret. Entertaining here is easy with sliding stacking doors that open up the main living area and kitchen to this space. From this patio you can watch over the kids playing in the amazing pool which has beautiful Travertine tiles to give it that elegant touch as well as being concreted the whole way round which makes it so easy to maintain! Little children will love playing in the shallow beach entry.

If you're after privacy, the house at 18 Crystal Crescent is located far from any of the neighbours, so you can enjoy your 5,410m2 block in peace. There is heaps of parking available along your driveway and in the front of the house, so you can throw a massive BBQ without annoying the neighbours. There is a fenced area on the North side of the house perfect for putting away the dogs during a party, and the backyard is fully-fenced.

With the new Mount Margaret walking track just around the corner you can get your exercise on without travelling to Castle Hill. Just down the road is the Alice River convenience store and fuel station. The closest major shops are at Willows Shopping Centre and around a 15 minute drive away.

Townsville's largest employers, James Cook University, Lavarack Barracks and the Townsville Hospital are about 20 minutes away. The CBD and beaches of The Strand are a 35 minute drive away via the Ring Road.

Be Quick! Move-in ready modern acreage properties in this area rarely come to market. Be sure to inspect today!
