The House

Rock solid workers cottage, build in the late 30’s with real hardwood throughout.

Extruded vinyl cladding on top of the weatherboards on the outside, providing great added thermal and acoustic insulation, maintenance free and will last forever. No boards to paint or maintain at this place.

The upper floor has been meticulously rebuild and renovated, absolutely nothing to spend inside.

The house came through the 27th of November storm without a scratch.

The Rooms

A central hallway welcomes you in, you pass 3 bedrooms, two large one small, all with air conditioning. Spacious living area (with Fan) flowing to adjacent separate dining area and an open kitchen.

Fresh, light interior conveying casual contemporary living and a relaxed ambience. All of the adored period details feature throughout the home including great polished timber floors, high ceilings and fretwork.

The near new kitchen boasts dishwasher, Miele oven and Delonghi cook top, gleaming cabinetry and plenty of bench and storage space. The open plan living and dining creates space and light and enables the cook for the evening to enjoy the company of guests and family.

A fully renovated bathroom with a cork floor completes this wonderful home.

The Technical’s

All old steel water pipes have been replaced, no more rusty water in this place.

Solar hot water system on the roof and 2 whirlies in the roof.

Skylights in kitchen and bathroom.

4 new stainless steel fans, Panasonic air conditioning in all 3 bedrooms. All power outlets/light switches have been replaced.

New lights everywhere, apart from the antique Art Deco light in the living room.

Instead of sagging old Sash windows you get modern maintenance free Aluminium windows that blend in well and have the added advantage that you can open them and still NO Mossies inside ever as there are fly screens on all doors and windows.

The Deck

20m2 covered back deck, very quiet and private. It’s a bit shabby, but still good enough for a couple of years.

Outdoors and Yard

Fully fenced (suitable for large and small dogs) with remote controlled solar powered electrical front gate, remote garage door in the back. The front fence was added recently in a distinct Art Deco style blending in well with the house.

The backyard is big enough to kick a ball or put in a pool.

Edible garden: Large Jackfruit tree, 3 x Mandarin trees, Pomelos, Pawpaw, Bananas, Guava, Lemon grass, Chillies and all in or close to fruit bearing age.

Large bamboos in place to create privacy and will only get better with time.

Downstairs

Fully enclosed and secure with concrete floor and a separate entrance door, ceiling height varies from 1,8 to 2,4 meters.

There is separate 2nd bathroom and 2nd toilet and a large laundry. The reminder is an open area with 3 windows, currently used as tandem garage and workshop area. Everything downstairs was not really renovated, so it’s in average condition. But make no mistake, people have obviously lived down there in the past.

Raising and expansion with plans, potential city view

The house comes with set of drawings and a 3D CAD model done by an Architect to convert the house in a 6 bedroom / 3 bathroom house. Perfect for a large family, use for dual living or rent out one level. All that is required is a raise of the house by one meter. That will have the added bonus of a great city view from the back deck, you can already see the top of the CBD high risers from the existing deck. The raising will be fairly easy and cheap as all current post are in the right spot, so it’s a like for like replacement. Add a new concrete slab on top of the existing patchwork and your nearly there. Btw, all upstairs renovations where done with that rebuild in mind, so installations etc line up with the new future downstairs.
