The foyer expands into the formal, carpeted lounge and dining space. Full height eastern and southern windows are screened from the road and morning summer sun by an appealing bed of evergreen shrubs, and sit safely behind powered roller shutters.

The air-conditioned master bedroom adjoins the formal dining area, and is served by a roomy walk-in robe, ceiling fan and a clean, freshly grouted en-suite with heat lamp and new exhaust fan. A security-screened sliding glass door opens onto a paved terrace, under a protective pergola with privacy screening along the western fenceline.

A door separates the formal southern zone from the family room and kitchen at the north-facing rear of the house. Winter sun streams through full height glazing, and reaches more than two metres into this homely, open space to warm the pale, terracotta floor tiles. A bay window provides a direct connection between the kitchen and meals area, and the charming courtyard. The kitchen features a recently installed electric wall oven, and a separate 4-burner gas stovetop. Hot water is supplied by a gas powered storage system.

The living area opens onto a generously sized courtyard, via a sliding glass door and stainless steel security screen. The brick paving adjacent to the house is sheltered from summer heat by a solar pergola along the full northern frontage, while mature, drought tolerant trees cast welcome shade elsewhere and confer privacy along the fencelines. An expanded section of pergola and a lush garden planting at the northwest corner of the courtyard give a restful, tropical feel to the 25 square metre entertaining area.

The second bedroom and main bathroom adjoin the family room to the east. The bedroom has a generous built-in robe and an enticing window view of evergreen foliage, the closeness of which creates a sheltered atmosphere and ensures privacy along the eastern fenceline. The window is protected by a roller shutter. The clean, spacious family bathroom (shower, vanity and bath) and separate toilet are newly grouted.

The final element of the informal, northern half of the house is a large multi-purpose room with a full-sized built-in robe and terracotta floor tiles. A discrete closet conceals a laundry trough and washing machine taps, and a security-screened sliding glass door provides easy access to the northern courtyard and clothesline.

This well cared for family home has received a lot of attention over the last decade. The interior was repainted throughout seven years ago. The two dedicated bedrooms, dining and lounge rooms were recarpeted at the same time, and sunblock curtain fabric was installed on the full height northern and western widows and sliding doors. The reverse cycle, split system air conditioners in the kitchen/family room and master bedroom were installed seven and five years ago respectively, and have been sparingly used. All windows are protected by identically keyed locks.

Externally, all of the clay tile ridge capping was removed, cleaned and re-mortared 10 years ago, and most roof guttering was replaced during the same period. The guttering has been regularly checked and cleared since, and is in very good condition. An additional soakwell and two downpipes were installed two years ago.

The garden is well established, requires little maintenance, and most of it is tolerant of dry weather. The garden is served by a bore, electric pump and reticulation system. Its rostered use according to house number is ample for most of the dry season, and is unnecessary during the wet season. The northwest planting requires minimal hand watering during extended periods of hot weather. The front lawn is hardy, and bounces back from lengthy dry weather with the arrival of winter rain. Easy access from the street to the rear courtyard can only be gained when the mechanised roller door is raised.

Finally, the house is close to schools, Mirrabooka Square shopping centre, the Mirrabooka commercial precinct, library and bus station, Dianella Plaza shopping centre, parks, remnant bushland, the Malaga commercial district and high frequency bus routes to the city.
