What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $637,500 (6 Feb 2023).(Recorded sale)
  • CalculationLand 895 m² against a 81 m² dwelling — the land is most of what is being bought.(Districts calculation)
  • CalculationRecorded House sales in Canungra (last 5 years) with land size: median $843/m² of land (n=35). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • InterpretationA large lot with a small dwelling means the value case rests on the land and what the zone allows on it, not the house.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $799/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Now on the market with open house details

UPDATE:

21/12/2022 - Due to the overwhelming response we've had for our property, the house is now officially on the market and an open house has been scheduled. Given the busy time of year, we will only be holding 1 open house and we invite serious offers to be made by 11:59pm on 29/12/2022 for consideration.

Want to live a bit further out of town but not be too far away from everything?

Read the full description

Do you work from home and want more room for your home office?

Would main street exposure and signage help get you more customers?

This could be just what you are looking for...

House:

The 3-bedroom brick and tile house has been freshly painted throughout (inside) with all new flooring. The house is 40 years old but looks almost new inside. The exterior brick is in its original form and could be painted or rendered if you want to make it appear more modern. The house is connected to town water and sewerage infrastructure. A split system reverse cycle air conditioner cools or heats the house. There is a solar hot water system on the roof and a gas* cooktop, to help lower your electricity bills. The house has recently had a pest treatment (Dec 2022) and all new fire alarms installed. As the interior of the house is white, there is plenty of opportunities to paint your favourite colours or add a feature wall in any or all rooms. Think of it as a blank canvas waiting for your personal touch.

Bedrooms:

The 3 white bedrooms have soft dark carpets, stainless steel fan lights and insect screens on the windows. Also modern stainless-looking curtain rods and brackets, with dark block-out curtains and black sheers. The 2 main bedrooms contain large built-in robes and offer views of Canungra township. The 3rd bedroom is slightly smaller with a front yard garden view, which is perfect for a study or small home office. Need a bigger office? Refer to the carport section for more info.

Bathroom:

Good size bathroom with relaxing corner spa, large rain-drop shower head, vanity, shaving cabinet and toilet. Dark grey and white tiles on the floor and walls give the bathroom a sleek modern look. The bathroom has an extraction fan with heat lights and a small strip of LED lights for soft night lighting. Quality fixtures have been used in the bathroom. A double power point is hidden in the shaving cabinet. There are good-sized drawers under the vanity to store your larger items that don't fit in the shaving cabinet. The bathroom window offers magnificent views of the leafy green backyard, trees and bushland to Tamborine Mountain. Showering whilst looking at that view almost makes you feel like you are outside.

Kitchen and dining:

The bright, crisp white kitchen has plenty of bench space and cupboards including an island bench with large drawers. The stainless steel freestanding 90cm oven and cooktop are dual fuel, which means the cooktop runs on gas* and the oven is electric. The oven has hidden storage for your baking trays and also has a rotisserie function. Splashback and rangehood are in place to minimise any mess and odours from cooking. The kitchen is a great size for entertaining and food can be carried a few steps to the main deck to eat outside. The kitchen and dining room also has a stainless steel fan light, plenty of power points, and is the heart of the house. There is sufficient space for a small dining table in the kitchen, or you can do as we have - and add a desk** or table next to the kitchen island to sit at. Exceptional view from the large kitchen windows, of the treetops in the backyard, the neighbouring bushland and Tamborine Mountain. New floorboards have been laid in the kitchen/dining and hallway. NOTES: (1) You can order bigger gas* bottles or continue using the smaller 'swap and go' gas* bottles which we have found to be much more convenient (and can be swapped at the BP service station down the road). (2) The up-down desk** (table) next to the kitchen island is not included in the sale.

Loungeroom and entry:

The front porch has new decking and there is sufficient space for a chair or two if you want to sit and enjoy the view of the front garden. The sliding glass front door allows plenty of light into the house and dark block-out curtains with silver sheers enable privacy and darkness when you want to watch TV. There is a stainless steel fan light, stainless-looking curtain rods and brackets, and insect screens on the windows and sliding door. The connection for the TV aerial and NBN internet are in the loungeroom and ready for your cords.

Driveway and carport:

The concrete slab driveway has parking for 3 cars plus there is a built-in carport. The carport has a lockable door allowing access to the laundry; where you can either walk outside onto the main deck or step up into the kitchen. Only one wall of the built-in carport is open, which could easily be built in as a SLUG or converted into a large additional room. If you work from home, need a bigger office or want an office where your clients don't have to walk through your residence, this could suit you. Being located on the main road going through the town means you could advertise your small business to everyone travelling through Canungra. In addition, the T-intersection adjacent to this house would also enable you to advertise to the drivers who frequently use that side street. There is plenty more parking available on the main road and would be convenient for your clients to easily find you. The driveway is big enough to park a large caravan or trailer. The beautiful naturally kept front yard has trees, hedges, ferns and a fruiting Pomegranate tree. The sea container in the driveway (not pictured) is not included in the sale.

Laundry and storage:

A couple of steps down from the kitchen is a decent size laundry with 3 access doors, giving access to the built-in carport, main deck and backyard; and the kitchen. There are built-in storage racks above the window to enable you to pack away items that are rarely used (e.g. festive decorations). There is a small room adjoining the laundry with pre-existing plumbing installed for a 2nd toilet - just choose the toilet suite of your liking and have it hooked up. As we didn't require a 2nd toilet, we've been using the little room for storage. The dishwasher and washing machine in the laundry are not included in the sale.

SLUG:

There is a SLUG at the rear of the house (sub-level), which is perfect for a workshop/mancave/studio or storage. The SLUG has a roller door, lights, benches, electricity and loads of storage room. The electricity to the SLUG is 15 amps which is perfect for a tradie. Additional storage space is available under the house and through a vertical manhole. There is no driveway down the side of the house to the SLUG, however, a vehicle can be driven over the footpath (into the front yard) and down the side of the house if required.

The backyard:

Large 895m block with a magnificent old Poinciana tree and giant Staghorn as the focal point of the backyard. In December each year, the Poinciana tree is covered in bright red flowers. The tall trees in the backyard provide a canopy over parts of the yard. Step out of the laundry and onto the main deck, which is approximately 4.8m x 9m, and a large portion of the main deck is covered by a pergola. Two smaller decks are further down the gently sloping yard, with platform stairs joining them all. The stairs contain deck lights which look beautiful at night. There is a dug-in firepit and woodshed stocked with old logs from the property. This backyard is the perfect area for entertaining with family and friends or just relaxing. The views from the decks are magnificent as the yard is surrounded by bushland with Tamborine Mountain close by. You will want to spend any time you can on the decks whether it's to enjoy a cuppa, have a bbq or relax and read a book.

The location of the house:

The house is central to everything you could need in Canungra - in fact, you can walk to most places. As a guide, from the house; there is only 200m to the local medical centre, pathology, dentist and chemist; about 400m to several cafes, butcher, child care centre, hair salons, post office, gym, hardware and more; about 500m to the small local primary school, Foodworks grocery store and pub with bottleshop; and 1km to the local swimming pool, sports fields, camping grounds and monthly markets site.

Canungra:

This property is on the main road going through Canungra township. The small community of Canungra is approx 20 minutes drive west of Nerang (Gold Coast) and 20 minutes drive east of Beaudesert. Canungra is in a valley, nestled in the hinterland behind Tamborine Mountain, and is known locally as "the valley of the owls". Canungra is a stunning location where semi-rural land meets the jungle, valley and mountains. The little town springs to life every weekend when visitors and tourists stop here for breakfast, lunch and anything else at one of the many cafes and shops. There are no traffic lights in Canungra and on the drive from the Gold Coast or out to Beaudesert you will pass bushland, paddocks and livestock. Driving home to Canungra along these roads is so much more relaxing than being on the motorway or stuck in traffic.

Do you like food and wine? Then you will love this region!

Distance from this house to some of the nearby wineries you might like to visit:

- 6.6km to Hampton Estate Winery (Tamborine Mountain)

- 8km to O'Reilly's Canungra Valley Vineyards

- 9.4km to Mount Nathan Winery

- 9.5km to Witches Fall Winery (Tamborine Mountain)

- 12km to Sarabah Estate Winery
