What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $990,000 (22 June 2022).(Recorded sale)
  • CalculationLand 2,201 m² against a 388 m² dwelling — the land is most of what is being bought.(Districts calculation)
  • CalculationRecorded House sales in The Vines (last 5 years) with land size: median $1,376/m² of land (n=60). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • InterpretationA large lot with a small dwelling means the value case rests on the land and what the zone allows on it, not the house.
  • FactZoned Special use (2885) under the SWAN.(Landgate SLIP · 31 Aug 2026)

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

No verification items generated for this record.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

i

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not detected — official

The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Heritage

Not detected — official

The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 2,201 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $718/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

2 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 2,201 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 2,208 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

WHEN SIZE MATTERS..

Situated on the upper reaches of Hermitage Drive near the 11th green, sits this colossal residence. Not sure where to start? Me either!

The kitchen; the size of a dancefloor. The island bench; bigger than a stage! Home cinema with 3 levels, excuse me. Two enormous games rooms, a pizza oven, massive alfresco and lawn big enough for croquet or an U10 soccer pitch! This home really is THE venue. Send the invites, deck the wide halls and entertain until the sun rises.

I'll start from the front, shall I? Double entry doors open into a foyer bigger than a European hotel. A sunken formal lounge with bay window sits just to your right. A games room sits adjacent; fancy a game of pool, best of 3?

Read the full description

Gliding down the extra-wide hallway, is "the biggest kitchen I've ever seen" to quote a lady who walked through the home last week. She's not wrong. You'd never be able to catch someone playing chasey around this bench! The stone island, which could possibly have its own postcode sits in the middle of the kitchen/dining area. You could seat 8 burly blokes on stools along the length and another 8 in the cupboard space it provides. The Blanco appliances and sink wrap around the corner wall with views to the alfresco. Triple pantry doors provide room for *all* of the dry-goods and the door to the garage alights between the pantry and fridge recess. Handy indeed.

An oversized sliding door provides access to the vast alfresco. What doesn't this outdoor room provide? A pizza oven (yum), a pond with water feature, a fig tree, it's pitched and covered for the weather and, it has a gas bayonet plumbed in so you can stay toasty on cold winter nights. Passionfruit and grape vines have been planted along the fence and house; just imagine an arbour style walkway covered in vines! The rear lawn doesn't seem quite real, anything really could be possible here! A workshop, a pool, an orchard, a croquet lawn, an U10 soccer pitch - why not have all 5? It's a blank canvas, only limited by your imagination; it's simply enormous.

The master bedroom really is a suite, with room for a king-sized bed and armchairs, a walk-in-robe bigger than some kitchens and a spacious ensuite featuring not only a double vanity, huge shower and separate toilet but a spa bath as well. Isn't that a little bit fancy?

Further down the hallway sits another sunlit foyer from which you access the remaining bedrooms, family bathroom, storage room and linen.

The 3 'minor' bedrooms are all queen in size with double sliding robes and ceiling fans. The family bathroom features a bath with separate toilet.

Leaving the sleeping quarters and floating further afield you will find the piÃÆ'Æ'Ãâ€'ÃÆ'â€'ÃÆ'Æ'â€'ÃÆ'Æ'Ãâ€'ÃÆ'¢€'¨ce de résistance. Why bother with a theatre room (like a peasant) when you can have a CINEMA. This three-tiered experience comes with a projector, AV system, dimmers, 3D glasses and acoustic curtains. Friday movie nights at your house have levelled up.

A large activity, games or additional lounge room sits next door to the cinema and provides a quiet respite. As does the study, library and craft room opposite the dining area. Both spaces are highly flexible and can be turned into additional bedrooms if required.

Other practicalities include CCTV security cameras and alarm, reverse cycle ducted air-conditioning, solar panels, double garage and bonus vehicle side access.

This home contains the perfect bones for those with large families or social butterflies with a love of home entertaining. A blank canvas on which you can stamp your design style; this is a home for making memories.
