Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
The official layer was queried and no heritage listed area was detected on this parcel (NSW ePlanning Spatial Viewer, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
NSWZoned Medium Density Residential · R3 (Lake Macquarie Local Environmental Plan 2014). Official parcel area about 548 m². Dual occupancy is a permitted housing type in this NSW zone under statewide settings, subject to DCP and site constraints. That is not confirmation this lot qualifies. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate. If the dual occupancy pathway survives a planner’s check, this lot can outperform a same-suburb house that is hold-as-is only. That is not a forecast. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Minimum lot size is not loaded, so two-lot subdivision is not confirmed. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.
Rental
No advertised rent is recorded. Suburb median rent $711/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.
Verdict
Districts view
This looks more compelling as a land / capital-growth play than a pure yield play — if the dual occupancy pathway survives a planner’s check.
Detail
Zoned Medium Density Residential · R3 (Lake Macquarie Local Environmental Plan 2014). Official parcel area about 548 m². Dual occupancy is a permitted housing type in this NSW zone under statewide settings, subject to DCP and site constraints. That is not confirmation this lot qualifies. Achieved rent for this address has not been inferred. Gross yield on advertising copy is not the deal.
Nearby DA pipeline is unknown, so neighbourhood change is not in this verdict.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

Development optionality of this lot
KnownmediumZoned Medium Density Residential · R3 (Lake Macquarie Local Environmental Plan 2014).
Nearby development pipeline
UnknownNSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
KnownmediumNo material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.
Lot-level flood
UnknownFlood overlay has not been queried for this lot. Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history

Statutory land value versus ask
UnknownNSW Valuer General land values are not loaded for this property yet.
Net yield / holding costs
UnknownNSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.

Listed by SOLD Real EstateAt the amazing age of 101, our owner is only just now going into a nursing home, which gives you a clue about how much he loved living here and how good the sea air and ocean lifestyle was him.
Within easy strolling distance of the Surf Club and on the flat, there's very little passing traffic and even though you're really close to the sand and waves, here you don't have cars roaring past your door on the way to the beach, or over flow beach car parking either.
In fact it's a lovely quiet and friendly street, with great neighbours and it's not slap bang on the highway!
Ripe for renovation, a new beach house reality awaits you, with a little cosmetic surgery, here you can achieve a charming beach cottage for far less expense than a knockdown/ re-build nearby and you can move in immediately and not pay rent elsewhere, or have to wait for 1 to 3 years time for a finished build!
Selling for less than we sold 2 nearby two bedroom cottages for, one of which was bought to bulldoze, this property is nice and square, with great bones, making it worthy of renovating and easy to give a face lift to, without blowing the budget.
In fact, the old girl would have been quite the classy act in her day and she will come up a treat with a little love and a bit of spit and polish!
Decorative cornices feature and underneath the old carpet, timber floorboards lie in wait of being re-discovered, there's even a chance they're polished and good to go.
Well built, this home isn't just another old fishing shack with add on after add on.
In fact a good paint job inside and a change of floor coverings would see this beach babe good to go, either to rent out or move in.
Offering 3 plus bedrooms, with free flowing living that runs from front to back, with an open style big and functional timber kitchen that overlooks the backyard and the living.
With not 1, but 2 bathrooms, like the kitchen, all 3 would have been upgraded in the late 90s or early 2000s, so they're all in great condition and really presentable, perfect for tenants, or you to happily use, until your ready to reno.
Set up for travel and fun on the water, there's a terrific old big garage, perfect for locking up your tools and your kayak, your tinnie and your jetski, with a super tall double carport out front, purpose built to take a caravan or decent size fishing boat, with your 4 wheel drive and roof racks, plus a tinnie on top, a cinch to keep under cover too.
These owners knew how to live and they loved life on the beach, The Channel and The Lake, but they also enjoyed loved their touring around Oz too.
They raised a family here, but stayed on for years as empty nesters, givng you some insight into just how dear to them this family home is and was and just how special life in this surrounded by water location has been ...

With beachside suburbs in Newcastle and Lake Macquarie not getting any less popular or cheaper, take advantage of this slower market and buy while you can still afford to live beachside just an hour from Hornsby and half an hour from Newcastle!
Who wouldn't be happy being lulled to sleep by the sound of the surf and waking up every morning just seconds from the sand and nine miles of amazing beach to surf, swim, fish, walk, run and 4 wheel-drive, where for the most part, your puppy is still welcome?
This is beachside freedom, the likes of which you've probably never experienced and it's one of very few beaches left, within easy striking distance of Sydney where you and your kids can camp and fish overnight with the family dog in tow.
With so much natural beauty on tap, stunning Lake Macquarie is just a bike ride away, with beautiful Pelican foreshore and Naru Beach great options too, when you want a break from the surf, but still crave sand and salt-water swimming, boating and jet skiing.
A water lover's paradise, Blacksmiths has its own boat ramp and quick access to deep sea fishing and wave jumping, with big fishing boats able to launch straight into The Channel with no need to wait for the bridge.
Granny's pool at Blacksmiths is a pram ride away and offers a great place to take the toddlers, with no waves and plenty of sand to play on.
Beyond its plentiful natural beauty attributes, day to day, the important stuff is also on tap, like great coffee, stroll from home dinner and drinks at your friendly and fully renovated local, with its amazing summer and winter outdoor dining experience.
Terrific plant-based cafe, traditional pizza, fish and chips, yoga, hardware, post office, hairdresser, butcher, doctor, chemist, mini market are all just seconds from home, with Coles and Woolies just a few minutes' drive away at Swansea.
If you're not already sold on the location then you're hard to please, but how about we throw in a magnificent oceanfront golf course, recreational aviation for the dare devils and sailing all 5 minutes' drive from here!
Just 300m to a quiet sandy beach access track, you're within very easy striking distance of the Surf Club and the safety of patrolled surf, without being so close that you cop all the people, car parking and traffic.
Be on the sand in seconds, head left with the dog and walk all the way to Redhead if you're feeling energetic or turn right and take the kids or grandkids for a swim between the flags, no matter what your preference you will love living or weekending here.
Unfortunately a drive by won't tell you much about the home, as 2 big conifers tend to hide it from the street, perfect for anyone who values their privacy, but not so good for agents trying to show off the home.
The conifers were special gifts, the owners received when they were young and new to the Blacksmiths and moving into the property, so they have always been reluctant to trim, or chop them down, and they liked the extra privacy and the theory that friends and family should always come to the back door and strangers should be discouraged, so hiding the front door wasn't such a bad idea.
If you have the same values, keep them, if you like a clean open front yard, then let us know, as we are willing to consider taking them out for the right buyers ...
So are you our right buyers?
