Listed by Harcourts HeartlandAn extremely picturesque block: incorporating grapevines, rustic shearing shed, mature trees, winter creek, elevated granite outcrop, and parkland cleared areas.
The small vineyard was planted in 1990 on rich clay/loam soils and provided high-quality grapes for Lauren Brook Winery from 1993 to 2003 when the winery ceased production. It was initially planted to Chardonnay but then grafted over to Shiraz.
The vineyard has not been pruned or picked since 2003 and is merely maintained by hedging. To return it to a productive vineyard would require major renovation and pruning.
The old jarrah and galvanised-iron shearing shed has a rainwater tank. The shed is used for alpaca shearing, and storing wood, nets, fleece, and other materials.
The centre piece among the grape vines is a majestic mature oak tree and the beginning of a garden featuring crab apples, ornamental plum, camellia, and adjacent persimmon trees.
The land is fenced and houses six alpacas (named Fudge, Liquorice, Sucre, Marzipan, Marsh, and Mellow) which are included in the sale. They are easy to look after and control the vegetation on the property. In addition to grazing, they require a small weekly meal of alpaca feed (purchased locally) and annual shearing and treatment from the local alpaca shearer.
The fenced paddock includes a stunning granite outcrop looking over the vines, and a parkland cleared area which provides a breathtaking view over the country side.
