No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
SAPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.
Rental
No advertised rent is recorded. Suburb median rent $564/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

The home has been owned by the current owners since 1981. Please read the Vendor's wonderful story of the ownership of the home and the work that they have done to the home over their time residing in the home.
The current Vendors love the area, they have built a new home on the adjoining corner allotment.
The home has an entrance hallway that leads to the main bedroom suite with walk in robe and ensuite. The front of the home also includes a second and third bedroom and a formal sitting room.
Three rooms to the front of the home have open fireplaces and an enormous amount of character and charm that all buyers will love.
The centrally located kitchen facility has ample cupboard and bench space. It has a view to a courtyard garden that lets in that Northern light to give the home that bright light feeling.
The kitchen is adjacent to a very large living, dining and everyday meals area. This room really is something spectacular with North facing windows to the rear with an attractive leadlight that came out of a dwelling in Glenelg in 1988 and also features solid timber flooring. This stunning addition is just an amazing room for lifestyle in 2025.
This generous undercover outdoor living area is spectacular. The generous allotment of land 682m² with a paved play area for children, attractive, established garden surrounding the grounds. Also featuring a very old grape vine covering a pergola.
The home also includes a further two bedrooms that is part of the addition and the home is also serviced by an excellent main bathroom and an excellent laundry facility.
To the East side of the home there is a shared driveway that leads to the large carport on the side of the residence which is ideally for extra storage of cars or just a great outdoor living area. The three car garage is on the opposite side of the home which is a double front garage and one undercover carpark behind plus a great large storage area.
Something unique, but certainly very inspiring.
This home has been well maintained by the current owner since 1981 and they have lived there for many, many years and enjoyed the environment of the area and more recently built on the adjacent corner a new home when the opportunity came up. What a great opportunity this is for any buyer seeking a family home with five bedrooms and brilliant extension of a lifestyle living area.

VENDOR STORY
FOR 24 DOVER STREET MAYLANDS
• This was our family home from when we were married (1988)
• Our Sons were raised in the home, having lived there for most of their lives
• When we first lived there the home was basically 4 front rooms, with
lean-to across the back, quite cosy!
• This full extension to home at rear added shortly after, wanting a large
open area for large extended family gatherings but also keeping in
character with the original dwelling. Our desire for large windows at North
facing rear for the garden view & capture the winter sun and in character
with the dwelling, was met when we eventually found the windows from an
old school building being demolished. Very clear memory of being 7
months pregnant, sitting on a stool, cleaning old red bricks for the
extension.
• We are unsure of the age of the grape vine, but during construction found
an old home made concrete post dated 1958, which would have been
made when the vine was quite large at that time.
• The restoration of original front verandah style was later undertaken, to
replace the out of character 1950's flat roof / steel posts.
• The large family room has been used for all large extended family and
friends functions, including
- Our Sons significant events, birthdays every year - in particular large 18th &
21st gatherings
- Our Parents birthdays, including large formal diners for 65th & 80th
birthdays (with 50+ for seated diner)
- The large extended family Christmas gatherings.
• We have loved the area, now our Sons have moved out we have downsized
and built a new home on the adjoining corner.
• It has been a wonderful family home, with so many special memories.
• We will be sad to see it go.
• We wish the new owners all the best for a wonderful future in 24 Dover
Street Maylands.

Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.
