What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $420,000 (1 June 2018).(Recorded sale)
  • CalculationLand 2,226 m² against a 230 m² dwelling — the land is most of what is being bought.(Districts calculation)
  • CalculationRecorded House sales in Woodend (last 5 years) with land size: median $991/m² of land (n=77). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • InterpretationA large lot with a small dwelling means the value case rests on the land and what the zone allows on it, not the house.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $487/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

ANOTHER ONE SOLD BY SUE FITZGERALD - RESULTS SPEAK LOUDER THAN WORDS

Charming Woodend Character on 2,226 sq mtr. This home has rarely been on the market, only a few families have lived here since it was built in 1898. Once someone moves in they tend to stay. The current family has lived here for 30 years. The children have all grown up and moved on so once again it is offered for sale so that other children can run around the large yard, play cricket or football and just have fun.

It is a charming Queenslander and quite a spacious property, although from the front you would not see just how large it is. The front verandah is a lovely place to sit and relax or read a book and the house sits at the end of a cul-de-sac so traffic is minimal.

Into the hallway and the first bedroom is to your right, with the formal lounge to your left. This is a lovely bright room with plenty of space for the family to gather and it leads on to the dining area. It has a huge split system air conditioner, which keeps the whole of this part of the house comfortable year round. Fans are also installed in all the rooms. The second bedroom is off the dining area and has a skylight installed allowing lots of natural light to flood into the room.

The kitchen is next, and being a galley kitchen it has lots of bench and cupboard space and is centrally located so the chef is not left out of things. You can cook up a feast with the natural gas cook-top and fan forced wall oven. From here you can also see into the adjoining family room, great for homework time.

The family bathroom is modern, and the laundry and the fourth bedroom run off from the kitchen area.

The family room is just massive and a great place for the family to gather at the end of the day. It is a lovely space with lots of windows and a wall of French doors opening out to the rear verandah looking out on the parklands like garden. These doors are fitted with Phantom Screens which slide away in the winter but are there when you need them is the summer months. This area is also serviced by a huge split system air conditioner, when the two units are on the whole house is lovely and cool even on those very hot days.

The master bedroom is off the family room and has an ensuite and walk in robe, a lovely retreat at the end of a busy day.

The views from the back verandah are just wonderful; it's like living in a tree-house! The block is a huge 2,226 square metres (just over half an acre) and goes all the way through to Pryde Street, although the very back is like a rain forest, the current family's children used to disappear there in the school holidays and have lots of adventures with their friends!

The land sits high and looks down onto the river.

The house has not been flooded although the city maps show that the water was at the end of the property, the house has always been high and dry. When you visit it the property you will see just how high it sits.

A recent addition to the property is the double carport to accommodate the vehicles.

This home has been fitted with the energy saving solar panels, and has also been insulated so is a very comfortable home with lovely high ceilings and all the charming details that make these character homes so very livable.

Walking distance from St Marys Primary and College, St Edmunds and the Ipswich Boys Grammar Schools. A pleasant walk around the river to the City Mall, Riverlink and the railway station. It is situated in a much sort after location. with great neighbours and the friendly neighbourhood will make leaving difficult for the current owners, but it is time to move on to something smaller, and enter a new phase of life!

If your family is looking for a home, not a house, you really should come and inspect as this could just be what you are looking for!
