What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $50,000 (22 Apr 2022).(Recorded sale)
  • FactLand 1,012 m²; no building size recorded.(Property record)
  • CalculationRecorded Land sales in East Innisfail (last 5 years) with land size: median $193/m² of land (n=4). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Records

Property history

  1. Sold$50,00022 Apr 2022

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $384/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms. No recorded off-street parking — often a discount versus the suburb median for the same beds.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

AND NOW -WHAT IS CASSOWARY COAST LIVING ALL ABOUT?

The Charms of the Cassowary Coast

This quiet stretch of the Tropical North Queensland coast is the closest point to the Great Barrier Reef on the mainland. Flanked by lush rainforest, the dreamy beachside enclave of Mission Beach is at its heart.

A PATCH OF PARADISE

Running from Cairns to Cardwell, the Cassowary Coast is one of the undiscovered gems of Queensland, a quiet stretch of coastline bordered by the Wet Tropics Rainforest and the Great Barrier Reef. Mission Beach (actually four separate towns spread along a 14km stretch of palm-fringed beach) is at its heart. Despite its popularity, the town has retained a dreamy, laid-back vibe and the welcoming locals are never outnumbered by tourists.

TO THE ISLANDS

The Family Group of Islands are just a few kilometres off the coast from Mission Beach. Camp overnight on uninhabited Coombe and Wheeler islands, hike through the rainforest on Dunk Island, or indulge in a luxurious resort stay on Bedarra Island. The islands are easily accessible via a water taxi or charter boat from Mission Beach.

WHAT LIES BENEATH

Mission Beach was the birthplace of the Great Barrier Reef Marine Park Authority and is the closest access point for the reef, less than 40km offshore. It's a quiet, uncrowded area of the reef and you're unlikely to have to share your snorkelling or diving spot with any other boats.

THE AIR UP THERE

There's plenty for the more adventurous at heart, too: Mission Beach is the access point to white-water rafting down the Tully River (about 50km inland), and offers skydiving over the reef and rainforest.

RARE BIRDS

The area around Mission Beach is home to one of the highest concentrations of the endangered cassowary in Australia. These large flightless birds can be spotted walking through fields and gardens, and even occasionally swimming across rivers.

LIFE IS SWEET

About 90km south of Cairns, Innisfail is a colourful town at the confluence of the North and South Johnstone rivers. The picturesque spot is surrounded by green sugar plantations, fruit fields and wild rainforest. Innisfail is the art deco capital of Australia and there are free weekly walking tours that take in the significant buildings of the city centre.

GOLDEN INNISFAIL- STUNNING SUNSETS AWAIT

The town of Innisfail with a population of about 9000, is the centre of the Cassowary Coast Regional Council, containing 19000 people. It is on the Cassowary Coast (named after the rare local native bird ) between the World Heritage Rainforest and Barrier Reef areas.

Proposed town symbols are Rain, River and and Diverse Cultures, and the Shire's floral emblem is the hibiscus tileacus or coastal cottonwood.

ETTY BAY

Is a bay of the Pacific Ocean and a 700 metres long beach in the far north of the Australian state of Queensland. The beach is 15 kilometres by road from the township of Innisfail, 20 minutes drive from Paronella Park and 7 kilometres from the Bruce Highway. The final kilometre of the route is a scenic drive climbing 100 metres over the Moresby Range before descending into a picturesque bay. The Bay has a Surf Lifesaving Club and a small caravan park.

BEACH

The beach is a popular recreational area for surfing, swimming, sailing, boating and fishing. Etty Bay is known as one of North Queensland's most scenic beaches. The caravan park is on the beachfront and serves meals. The bay has sufficient amenities for day visitors. There are shaded picnic spots with electric BBQs on and near the beach. The Etty Bay beach is enclosed by rainforest that has a wide variety of wildlife and is a suited to bushwalking.

The beach is backed by a narrow tree shaded reserve, then to a steep forested slope rising up to 250 metres behind the beach. The Surf Lifesaving Club, shop and toilets sit behind the middle of the beach. The beach is fine grain white sand. At high tide it is less than 50 metres wide and at low tide over 100 metres is exposed. Waves average 0.5 metres) and spill across a shallow bar. There are rocks on either end of the beach. A stinger net is located in front of the Surf Lifesaving Club.

WILDLIFE

Etty Bay is known as the bay where you can see the endangered cassowary walking on the beach. The southern cassowary and chicks frequent the beach, wet tropic rainforest and caravan park. They are Australia's largest flightless bird and can be dangerous. Saltwater crocodiles are sometimes seen in the waters near the bay. Monitor lizards are also sometimes seen.

SAFE SWIMMING

The Surf Lifesaving Club was founded in 1935. The beach has a stinger net installed for safe swimming during the stinger season from November through to May. This is a relatively safe beach with a usually shallow surf. Sometimes strong breezes build bigger waves which increase the surf and can produce a rip. It is best to stay in the centre of the beach in the stinger net area. The potential hazards outside the net are are crocodiles, Box Jellyfish and the deadly Irukandji jellyfish.

FISHING

Owing to the low beach slope it is best to fish at high tide and from the rocks at either end of the bay. Fish caught are barramundi, coral trout, mackerel, swallow-tail dart, flathead, bream, mangrove jack, whiting, small sharks and rays. Soft plastic and popper lures yield big fish, but bait such as squid and prawn also provide good results.

THE FEAST OF SENSES

Is N.Qld's premier Tropical Food Experience and Cassowary Coast's major festival centered around the town of Innisfail, an hours' drive south of Cairns. The festival showcases our regions impressive variety of rare and exotic fruits whilst also including an impressive range of produce including meat, seafoods, herbs, spices, and wine. Nowhere else will you find such a diverse and tantalizing range of produce and culture, as in this region of Australia.

PLUS

- You'll see lots of roadside fruit stalls around the region. Take what you like and leave your money in the honesty box. This region is the banana capital of Australia, so delicious bananas are usually plentiful.

- Soak in a natural spa pool. The 26km Cardwell Forest Drive loops through the Girringun National Park, known for its spectacular waterfalls and secluded swimming holes. Be sure to have a soak in the Spa Pool, a rock pool with a natural depression that causes the water to bubble like a Jacuzzi.

- The Mission Beach Markets are held on the first and third Sunday of the month right beside the beach, which has fantastic views of the offshore islands. You'll find everything from local produce and plants to second-hand clothes, crafts, books and jewellery.

- Mourilyan Harbour with a first class boat ramp that is sought after by locals and residents living on the Atherton Tablelands.

NEARBY ATHERTON TABLELANDS " it just keeps on getting better…

A vibrant green land of dramatic mountains, untouched rainforest, delicious produce and jaw-dropping waterfalls.

ENTER THE SPECTACULAR- Starting just south-west of Cairns and rising more than 700m above sea level, the Atherton Tablelands is a lush, fertile region of rainforest, wetland and savannah. An ancient coral reef has eroded over centuries to form rugged limestone caves in Chillagoe and nearby volcanic crater lakes sit amongst a series of tumbling waterfalls.

INCEDIBLE WILDLIFE- You'll find an incredible array of wildlife here, including brightly coloured frogs and elusive platypus. It's one of the few places in the country where you might spot the rare Lumholtz's tree-kangaroo. Birds are a real highlight in the Tablelands, too: 327 of the 430 bird species of the World Heritage-listed Wet Tropics region can be found here. Look up and you might see golden bowerbirds, king parrots, honeyeaters, crimson rosellas and masked owls.

FABULOUS FRESH PRODUCE- Basalt soil, good rainfall and plenty of sunshine make the Atherton Tablelands something of a food bowl. There are almost 2000 farms, producing delicious tropical fruit such as mangoes, limes and bananas. Experience that goodness first-hand at the Yungaburra Markets or Shaylee Strawberry Farm, where you can pick your own berries. (Or you can grab fresh produce from one of the many roadside stalls " just drop the money into the honesty box).

EXPRESS YOURSELF- The Atherton Tablelands is one of Australia's two major coffee-growing regions and you'll be able to find an espresso here that would rival anything you'll get in a Melbourne cafe. Visit Skybury Coffee to walk through the plantation, see the beans being processed and sample one of their award-winning Arabica blends. For something with a little more punch, drop into the Mt Uncle Distillery, which uses Australian botanicals to make award-winning gin.

HIT THE TRAILS- It's not all about food here. Bushwalking and hiking trails wind through lush rainforest: take a short track through the Crater Lakes National Park or tackle the challenging Misty Mountains of Wooroonooran National Park.

ON THE MOVE- The Atherton Forest Mountain Bike Park has almost 60km of purpose-built trails running from the township of Atherton, through picturesque open forest. Nearby Davies Creek Mountain Bike Park is a network of flowing trails, winding their way through the Lamb Range near Mareeba. Kayak across the rainforest-fringed Lake Barrine, take a dip in the crystal-clear waters of Lake Eacham or fish for barramundi in Lake Tinaroo.
