No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 379 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $612/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 379 m² — that is not official geometry.
Nearby development pipeline
UnknownNearby development applications are not loaded for this property.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material
Listed by O'Neil Real EstateWell, isn't this something? Something that's going to need a lot of work - but something that will absolutely reward you for your effort.
We've got an interesting one here, folks. Structurally, she's good. Cosmetically… she's wanting a little bit of attention. Or maybe make that a lot of bit of attention. But pay attention to what's really on offer, because this is where real estate money is made. Turning something "ewww" into something nice.
Whether you're an investor looking to transform it into a beautiful home, or a home buyer who doesn't want to overpay for somebody else's hard work because you've got plenty of hard-work-energy in you and you're ready to go and let that set you up for the future; you've got to see this!
INSIDE
Three bedrooms and one bathroom. All three bedrooms are a decent size, and the layout is about as simple and straightforward as it gets. Living space that provides decent room for furniture. A kitchen area that's quite generous. Bedrooms that actually fit furniture… The bathroom is alright too. Could you live here immediately. I reckon sort the windows out and yes, it's perfectly liveable right now. And a bit of a deeper clean too.
OUTSIDE
I'm tempted to call this an easy-care block… but when you look at it, it doesn't appear anyone's given it to much care at all for a few years So, let's adjust that and describe it as a manageable block size. Admittedly, nobody has been closely managing it. It's not wild and out of control. It's just a bit nothing. But with you writing the new chapter and all that, there's every chance you can turn it into something exceptional. It's fully fenced, so you can put a gate on it and get maximum use of the block.
WHAT HAPPENEDHERE
Now, it's pretty common for these kinds of places to be frankly quite disgusting. But this one isn't! I mean, don't get me wrong it's far from immaculate, but it's not one of those filth mountains with the dirty mattresses and totally unimaginable smells. For starters, it's been cleaned. We've got a very workable floor plan.
I know there's often a tendency to look at something like this and ask, "How does a home end up like that?" And that's a fair question. The smashed windows and broken bits? That's what happens when someone with no regard for people or property doesn't communicate in a civilised manner and just takes it out on the house. Punching a few holes in the doors. Breaking the glass. It's not pretty - and there's no point pretending otherwise. They're no longer in the picture - and that chapter is closed. It's been tidied up, but the next part of the story is up to you. Opportunities like this are few and far between in the current market - especially ones where you can genuinely add value with your own effort.
There's no question this can be transformed back into a beautiful home once again.
So them's the facts.
IT SEEMS CHEAP, WHAT'S THE FINAL PRICE
It's priced FROM $489,000 because that's the minimum offer that we are presenting to the seller. We will be presenting multiple offers and the seller will work with the best offer that comes through. We're not expecting it to sell for bang on $489,000, butwe needed a starting point that was going to be a minimum point for a conversation.
So, in answer to the question of what's the seller really looking for, the answer is the seller's looking for the best offer over $489,000. How much will that be? We don't know yet! We will know after we conduct the inspections, and after you've had a chance to have a look, have a think, and submit your offer.
AS-IS. WHERE-IS. IT IS WHAT IT IS.
We havea building inspection report that has been completed. You can download a copy of that for a look if you like. Just hit the EMAIL AGENT button and we'll send you detail about the property including the title and also the report. So far as we know most stuff is working. It's livable for sure! But, what you see is what you get here.
WHERE IT IS
If you're chasing quick access to everything and a practical, convenient place to call home, this one ticks the boxes. Schools, shops, everyday essentials - it's all just moments away.
Have a look at themap and see just how close life's necessities are to this property.
WHAT NEXT
Hit the EMAIL AGENT button rather than sending a text or calling. You'll get a response with more information including the report, the certificate of title and all that jazz. The video tour also shows you more information than we can tell you about in a text message reply or a call. We're not presenting offers until after the viewings have been completed and we expect the seller will make a decision around Wednesday 25/2/26.
