No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
NSWPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.
Rental
No advertised rent is recorded. Suburb median rent $1,052/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownPlanning layers have not been retrieved for this property yet.
Nearby development pipeline
UnknownNSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownNSW Valuer General land values are not loaded for this property yet.
Net yield / holding costs
UnknownNSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.

A Letter from the Owner
If you've found your way here, perhaps you're looking for your next home, a coastal investment, or simply wondering what life in Lennox Head might feel like.
Thank you for looking at a place that has meant so much to us for a decade.
From the moment my partner and I walked through the front door, we fell in love with this home. Since then, it has been a journey of imagination, renovation and creating a place we have loved sharing with family and friends.
The granny flat, bathroom renovation, pool house, sundeck, cedar sauna and plunge spa were each created because we wanted the property to feel a little better than it did the day before.
Sometimes I lie back beneath the pool house and look up at the timber beams we built. The afternoon light catches them beautifully.
It feels quiet, timeless and peaceful.
I find myself smiling—not because the home is perfect, but because a vision imagined years earlier has materialised around us.
That is the strange thing about homes. Eventually, they stop being something you own and become something that quietly takes care of you.
So, what makes Silkwood House different?
Imagine waking to birdsong beside a peaceful nature reserve at the base of Lennox Headland.
Imagine walking to Seven Mile Beach for breakfast, then returning home to relax in the cedar infrared sauna beside the plunge spa.
Imagine welcoming family and friends into a self-contained granny flat, keeping it for your own Lennox Head stays, or using it to create additional income.
For an investor, instead of buying a property and building a management system from scratch, you can step into something already operating.
Silkwood House currently runs as an established share home, with five paying residents including the granny flat and gross rent of more than $2,000 per week. Subject to finance, expenses and the purchaser's chosen model, the income has the potential to cover regular outgoings and provide positive cash flow.
If requested, I am prepared to remain as a rent-paying resident caretaker—selecting compatible residents, managing the household, maintaining the gardens, caring for the pool and spa, coordinating repairs and protecting the property.
The furnishings and practical equipment can also remain—from beds, lounges and kitchenware to appliances, refrigerators and garden equipment. This is more than a house. It is an established lifestyle and income-producing property.
What if Silkwood House could be owned by two equally aligned people—you and the existing owner—sharing ownership, income, expenses, agreed mortgage responsibility and future capital growth equally?
Australians have owned property as Tenants in Common for generations. What is different is the SHARE TIC concept built around Silkwood House: equal ownership supported by the furnished home, established income, operating systems and an experienced live-in manager.
There are three ways to consider Silkwood House:
1. Purchase it as a conventional vacant-possession home, without the residents, management arrangement or full furniture package.
2. Purchase the complete furnished income-producing property for approximately $2 million, with the existing residents and the option for me to remain as live-in manager. Access to the granny flat can also be retained by arrangement.
3. Purchase a 50% Tenants in Common ownership interest for under $800,000, calculated from half of the property's existing equity rather than half of its full market value. The owners share agreed mortgage responsibility, income, expenses and future capital growth equally while the management arrangement continues. See www.sharetic.com.au for more information.
The structure, figures, safeguards and proposed exit pathways are explained at sharetic.com.au and remain subject to independent legal, financial and lending advice.
I have spent the past year developing this framework and discussing it with lawyers, mortgage professionals and real estate representatives. Each pathway offers something different, but all share one idea: Silkwood House should continue taking care of the people who own it.
My preferred outcome is the 50% partnership because it allows me to remain connected to the home I love, continue managing what I created and build a long-term retirement income alongside an equally committed co-owner.
Now I simply need to find the person who sees what I see.
