This is on the market — is it worth your time?

Why this ask?

  • FactListed for sale — no asking price recorded(Listing record · 11 Aug 2026)
  • FactLand 885 m²; no building size recorded.(Property record)
  • CalculationRecorded House sales in Parkerville (last 5 years) with land size: median $358/m² of land (n=87). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)
  • CalculationIf it leased at Parkerville's advertised median rent ($649/wk), implied gross yield would be 4.83% — this is not a rent for this listing.(Districts scenario calculation)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Estimates only, at standard investor rates — no first-home or owner-occupier concessions applied. Not included: lenders mortgage insurance (usually applies when borrowing more than 80% of the price), loan application and settlement fees from your lender, the foreign-purchaser duty surcharge, and building insurance — in Queensland the property is at your risk from the first business day after signing, not from settlement. Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 885 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $649/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 885 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

A much-loved cottage, beautifully refreshed over the past three years, where picture windows frame the seasons, sunsets linger over the paddock and life feels wonderfully unhurried.

There is something quietly special about this pretty Parkerville cottage. Perhaps it is the way the afternoon light falls through the picture windows, the sight of children playing in the garden, or the occasional quenda wandering through as blue wrens and red-breasted robins flit about. Perhaps it is simply the feeling you get when you sit on the front verandah at sunset and look across the valley vistas beyond. Whatever it is, this is a home that invites you to slow down, breathe deeply and enjoy the simple things.

8 REASONS TO FALL IN LOVE:

Read the full description

A charming Parkerville cottage with soul and character

Beautiful picture windows embracing the garden and wildlife

Front verandah with magical sunset and paddock views

Three bedrooms and two bathrooms

Thoughtful updates throughout the home including powered shed

A beautiful, fully turfed backyard for children and pets

New shed, retaining walls and refreshed outdoor spaces

A peaceful Hills lifestyle surrounded by nature

The owners have lovingly tended to the home, making improvements that enhance everyday living while preserving its warmth and character.

Inside, the dining room has been transformed with a generous wall of cabinetry, providing beautiful practical storage. Ceiling fans have been installed in every bedroom, the lounge room air-conditioning has been replaced, and new cabinetry has been added to the ensuite.

Both bathrooms have been refreshed, including replacement of the shower tiling, while a new dishwasher brings modern convenience to the kitchen. The kitchen and laundry benches have also been lovingly re-stained.

Outside, the transformation has been equally thoughtful.

The old garden paths and small garden sheds were removed and the entire backyard has been laid to lawn, creating a lovely open space where children can run, play and get muddy! Three new retaining walls have been installed, together with a new powered workshop and clothesline. Sections of fencing have been replaced and painted, giving the gardens a fresh and cared-for feel.

The outdoor entertaining areas have received their own gentle rejuvenation. The rear deck has been re-stained, while the front deck and balustrade have been repainted. Down beside the decking, the old trellis has been removed and replaced with corrugated iron, adding a simple country touch.

Yet for all the improvements, it is the atmosphere of this home that is perhaps its greatest attraction.

Throw open the doors in Springtime and let the garden become part of your living space. Watch the children from the comfort of inside. Keep a quiet eye out for a quenda making its way through the garden. Wait for the tiny blue wrens to appear. In winter, settle into the warmth of home; in summer, wander outside and let the evening stretch on.

And then there is that verandah.

A place for morning coffee, afternoon reading, conversations that go on longer than expected and those beautiful Parkerville evenings when the sun slips slowly beyond the valleys.

This is not simply a house to occupy.

It is a place to exhale.

A place where the garden changes with the seasons, where wildlife is part of everyday life, where children can make memories and where you can sit quietly at the end of the day and think, this is exactly where I want to be.

This gorgeous cottage is a little piece of Parkerville magic; warm, easy-to-live-in, beautifully cared for and waiting for someone new to love it.
