No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Sources disagree on the sale price. All recorded figures are shown in the history below — Districts does not pick a winner.
Local land rate: recorded House sales in Plympton Park (last 5 years) with land size have a median of $1,897/m² of land (n=99). Districts calculation from recorded sales — not a valuation.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
SAPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.
Rental
No advertised rent is recorded. Suburb median rent $582/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

As you pull into Clement Street you will just get that feeling! The feeling that "this is where I want to live". Surrounded by other character homes and long-term residents, once you buy in Clement Street you won't want to leave. The best neighbours with a friendly community feel and the best location with the Tram at one end of your street and the Bus at the other, you can literally leave the car at home!
The original character bungalow faade is perfectly preserved, Western Red Cedar timber windows stay true to the era, complemented by the cottage like garden and picket fence, you'll be proud to call this one home.
Step onto the traditional Bungalow veranda and be taken back in time. On entry be delighted by polished timber floorboards, super high ceilings and character features including high skirting boards and decorative cornices. The original Architraves have been preserved in gloss white and the original doors and handles are an added bonus. To your right and left of the entrance hall there are two big bedrooms, both with ceiling fans and both with built in robes. Both double inside and both with views to the roses in the picturesque front garden.
The 3rd bedroom or what would originally have been the formal lounge is huge and could be used as either a supersized bedroom with room for couch or study desk or set up as a formal lounge or even the traditional formal dining room with all the trimmings.
The original bathroom has had a complete renovation and is light and bright with Northern morning sunshine filtering through.
Step out into the family/dining room brick extension and you'll get that warm homely feel (just like I do every time I'm here). The first thing you'll notice at the far end of this huge room is the floor to (almost) ceiling timber windows! They set this area off so well and marry perfectly with the timber floors and timber kitchen. When you finally look around and take this whole room in you will know this is the one. The kitchen is gorgeous and fits in so well with the character of the home and its not just for show. So much bench and preparation space will make home chefs feel right at home and the breakfast bar is the best spot for a good conversation with friends and a cup of tea or perhaps a wine or two!
The living area has a dedicated dining area and room for the comfiest of lounge suites. When the extension was built, cleverly the ceilings were made at the same height to the rest of the home which gives an even better experience of size. You won't be cramped for space in here. It just is a gorgeous room to relax and live in and overlooks the landscaped courtyard with plenty of green foliage to create even more of a homely feel!
Talking of outside the paved courtyard with extra high privacy fencing and pitched roof pergola is massive and has spots for not only outdoor dining but the outdoor wicker lounge suite too. Fire up the barbecue, open up the timber French doors and create an indoor-outdoor entertaining space like no other!
Back inside be excited with a fourth bedroom and second bathroom making this home comfortable for growing families or perhaps those that have interstate or overseas family stay on a regular basis.
With extra features including: Ducted reverse cycle air conditioning, 5kw solar with 20 panels, garden shed and triple length carport it's no wonder the current owners have been so comfortable here for the last decade.
In simply the best street in Plympton Park (in my bias opinion) I grew up in this street just across the road with my parents still in my original childhood home), you can't go wrong for location. Walk to the Tram and Bus Stop, take a walk or ride along the bike track to Glenelg for Saturday morning breakfast or head around the corner to the Front Page Caf known by locals as the absolute best place to go! Don't forget to try one of their wood fired oven pizzas! Yum! Central to The City and Bay, Westfield Marion via Morphett Road is quick and easy and the Adelaide airport is less than 10 minutes away also. The local Forbes shopping Centre is great with Bakery, Francos Fruit and Veg, Post Office and Asian Grocer too. The local Plympton Football and Cricket Club is just around the corner with huge playground it's a great spot to take the kids and run the dog. On weekends as a kid I always remember hearing the whistle and cheers of the crowds when Plympton scored a goal! Such a great community feel!
Don't miss this opportunity, the last one I sold just a couple of houses from here around 3 years ago was so popular, from memory we had 15 offers and sold within a week. Add this crazy market to this amazing location and home and Wow, you better be quick!

Nearby development applications are not loaded. This lot’s own applications are a separate question.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.
