No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 3,866 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $696/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 3,866 m² — that is not official geometry.
Nearby development pipeline
UnknownNearby development applications are not loaded for this property.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material
Listed by O'Neil Real EstateSo hidden away that I reckon you could just about live on this street and not know that this property exists. Tucked away, seemingly miles from anything, yet zoom out just a little bit and you'll realise it's close to everything.
This place answers the question you might not have even known you were asking, because you might have thought it was too unlikely to exist in the first place. "Can I have a beautiful home on 3,866 square metres of usable land in the hills, with an awesome workshop and heaps of parking?" If that's the question, then the answer is yes. Here it is, tucked away from everything, approximately 240 metres from the already quiet street, down a private driveway, sits this extraordinary property. With a stunning outlook across the valley, this is hills living at its best. You can see the floor plan on the website, but I'll sum it up by saying this… great open-plan living, good-sized bedrooms, and fantastic outdoor space. The end.
Nothing beats coming and seeing this property in person, but I'll give you a little bit more detail than that.
LIVING HERE
Life centres around looking out the windows when you live here. The beautiful big picture windows across the living space create the perfect backdrop to your existence. You're tucked away, far from reality, it seems… The outlook from here is spectacular, as you gaze across the valley and the adjacent public open space. There really is something truly special about this location, and the home has been positioned to take full advantage of that. The living space is open-plan and incorporates the kitchen and the meals area, as well as the everyday living room. There are high ceilings through here and it's very inviting. The main bedroom is a good size, and you can open up the blinds to enjoy the view both ways, with the outlook across the adjacent reserve and also across the valley. There's a large walk-in wardrobe and an ensuite bathroom. The secondary bedrooms are both of a very good size. With built-in robes and high ceilings, they're ready for occupants of any age to enjoy.
OUTSIDE
There are verandas around most of the home, so wherever you are is kind of an outdoor entertaining area, really. It's a great place for a big gathering. There's a large double carport adjacent to the house. And with the verandas and the overall casual style of the place, it's the perfect execution of Australian country-style living. There's a lawn area that is fenced and safe for the kids or pets, and there's a gate here that opens out to the reserve, so you can walk out your backyard and keep on going with the trails that make their way around the hills.
In the lower section of the yard, perfectly placed for incredibly easy access, is the brilliant workshop and yard area. Offering about 130sqm metres of workspace, it has a high roof so you too can get a hoist, three-phase power, as well as two separate work and store areas for all the various bits and pieces you want out of your main workshop. This is an absolutely exceptional feature, and the accessibility is outstanding. Within the area in front of the shed, there is approximately 400-450 square metres of room for your parking, your projects, and whatever else you need flat and accessible land for. It's an extraordinary thing to find, and it's sure to impress anyone who needs room for their projects, for the van, the boat, or whatever other ideas you have in store.
WHERE IT IS
So we're down the end of this very quiet driveway. There's a grove of pine trees on either side as you arrive, and virtually no one knows that this is here. But they're going to find out, so hurry up if you want to lock it in!
Whilst we're so quietly tucked away, it's actually super close to so much. You can see it for yourself on Google Maps, that even though it's hard to find, it's not hard to get around. You're a couple of minutes away from most things, with quick access to public transport and the shopping centre. It's an absolutely brilliant location.
