Districts View

What should you know about this lot before spending serious money?

View not ready — official layers are still retrieving for this property. Official planning layers still retrieving. Flood / bushfire / heritage not yet retrieved. No recorded sale price for this property. Districts does not score a property it cannot yet see.

Why this property?

  • FactLand 1,234 m²; no building size recorded.(Property record)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

i

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not retrieved

Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Heritage

Not retrieved

Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Records

Property history

  1. Listedprice unknowncompleted22 Aug 2025

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

NSW

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.

Rental

Income, competition, and yield

What will it realistically rent for?

No advertised rent and no suburb rent aggregate are loaded. Official bond files are not loaded. Listing rent and suburb aggregates are evidence, not this address’s rent.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

0 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

NSW has a statewide DA API. Nearby (100–800 m) applications are not loaded for this property yet.

  • Honest achievable rent

    Unknown

No advertised rent and no suburb rent aggregate are loaded. Official bond files are not loaded. Listing rent and suburb aggregates are evidence, not this address’s rent.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

NSW Valuer General land values are not loaded for this property yet.

  • Net yield / holding costs

    Unknown

NSW net yield needs land tax and VG inputs that are not loaded. Gross yield from listings is not net yield.

A GREAT STARTER OR RETIREMENT HOME IN WOLUMLA

If you're looking for a first home, a retirement home or an investment property, then you cannot do any better than Wolumla. Also, this 3 bedroom 2 bathroom home is a cracker with so many great features and single level floorplan, lots of updates and a very homely feel.

Featuring 3 bedrooms, the home has a central hallway with a master at one end with access to the central bathroom and at the other end a new ensuite and walk in cupboard on bedroom 2, great for guests. The 3rd bedroom is set up beautifully as a nursery, just stunning.

As mentioned, the main bathroom features a separate toilet, shower, bath and also a European laundry.

Read the full description

The living area features new flooring throughout, complementing the timber and beam ceiling. A warm, slow combustion heater for winter and a reverse cycle for the rest of the year.

Great kitchen/ dining area, big enough for a large dining table and also features another wood fire, whilst the kitchen with Brekkie Bar and lots of pantry, cupboard space and good appliances including dishwasher is ready to cater to the best of cooks.

The block size is 1234m2, and my favourite kind of block is, a corner one. With multiple entry points its great for boats, camper/caravan storage, and we also offer a 6m x 5m shed at the front of the home and there is also a single carport.

Attached to the rear of the home is a pergola roof with a paved entertainment area set up currently with a pool table, its a great place for a wine and unwind or watching the kids.

Fully fenced if you have a dog or children, and there is also a pool.

The pool currently needs some paving repairs and a new liner. Maybe you don't want a pool, its a terrific spot for a second shed, a bigger entertainment area, a garden or turn it into a skate park. Talk to us on site about options here.

Wolumla is central to Bega and Merimbula with beaches only 15 minutes away and all the schools at your picking in both towns.

If you're looking for a great home, then this is it.
