Return to the house, through the gracious formal area to the study (no photo).Originally another bedroom, it now has a dual access. We arrive at the second bedroom with its spacious feeling and garden aspect. Directly opposite is the main bathroom complete with working spa- bath.

What have we missed? - the granny flat/cottage.

This has been scarcely used. (as Mum happened across a house less than a stone's throw away). With a vast living space to juggle bedroom and living areas, complete with kitchen and generous bathroom, room to swing two cats! This is an ideal spot for a private Air B&B or a student/ young professional rental. Barely visible from the house, with it's own terrace - IDEAL MONEY MAKER.

The winding path leads us up a couple of steps and into a work yard. Replete with its own shed and yard for other bits. Perfect for a statue building artist or more likely a trades' person.

The house has gas, evaporative ducted A/C + split system x 2. The cottage has mains water and electric.

Locality. 2 minute walk to the bus, shops and café in Edgewater. 3 min walk to Yellagonga Regional Park with resident roos peeping out for your attention. Brisk walk to Edgewater Train station. Joondalup CBD 10 mins by car or bus or walk through the park 30 mins. Easy access to Mullaloo Beach, freeway entrances Hospital, Uni, TAFE and Police College.
