Given the $3,500,000 ask, is this worth your time?

Why this ask?

  • FactListed for sale, asking $3,500,000(Listing record · 27 May 2026)
  • CalculationLand 775,378 m² against a 314 m² dwelling — the land is most of what is being bought.(Districts calculation)

What could make it worth more?

  • InterpretationA large lot with a small dwelling means the value case rests on the land and what the zone allows on it, not the house.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Estimates only, at standard investor rates — no first-home or owner-occupier concessions applied. Not included: lenders mortgage insurance (usually applies when borrowing more than 80% of the price), loan application and settlement fees from your lender, the foreign-purchaser duty surcharge, and building insurance — in Queensland the property is at your risk from the first business day after signing, not from settlement. Verify with your conveyancer.

Stamp duty and transfer fees: Victoria schedules from 2026-07-01. Ongoing council rates and land tax are not included.

Rental yield

No rent is recorded for this listing. Enter a weekly rent to model yield.

Enter a purchase price and weekly rent to calculate yield.

Gross yield is weekly rent × 52 ÷ price. Net yield subtracts operating expenses. Cashflow then subtracts interest-only interest on price × LVR. Tax, vacancies, and principal repayments are not included.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Capital growth

VIC

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Victoria has no public statewide property-level DA API. Nearby pipeline is unknown.

Rental

Income, competition, and yield

What will it realistically rent for?

No advertised rent and no suburb rent aggregate are loaded. Official bond files are not loaded. Listing rent and suburb aggregates are evidence, not this address’s rent.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Victoria has no public statewide property-level DA API. Nearby pipeline is unknown. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

0 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Victoria has no public statewide property-level DA API. Nearby pipeline is unknown.

  • Honest achievable rent

    Unknown

No advertised rent and no suburb rent aggregate are loaded. Official bond files are not loaded. Listing rent and suburb aggregates are evidence, not this address’s rent.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material

Listed by Cantwell Property Castlemaine

Historic Granite Homestead, French Provincial Grandeur on 191.6 acres (approx)

There are properties you inspect and properties you fall in love with. This is the latter. Built from solid granite in c1854 as the homestead of a mixed farm of orchards, dairy, forge and grazing, and extended with French Provincial intent in the mid-1990s, this is a property that earns its scale and earns your heart. On approximately 191.6 acres at the foot of Mount Alexander, it reads as something closer to a European domaine than a Central Victorian holding, and yet it is entirely, specifically, this place. A quintessential country road lined with ancient gums runs along the boundary. The bitumen runs all the way to the gate. From the moment you turn in, something shifts, the quiet recognition that places like this are not found so much as stumbled upon, once in a lifetime.

The original homestead stops you at the threshold. Walls 60cm thick. Ceilings are approximately 3.3m. Timber French-style external shutters frame windows. A wide central hallway draws you through and out to the garden beyond. Timber floors worn beautifully by generations of life. Large double-hung windows with deep sills. A snug with an open fireplace where, on a winter evening, you will not want to be anywhere else.

The formal dining room is the heart of the house, and it knows it. A period fireplace with original surround anchors the room. The ceiling height, the proportions: this is a room made for long dinners, for serious conversation, for the kind of gathering that justifies a country estate of this scale. It adjoins a sitting room with external access to a north-facing deck and garden, the natural progression from table to courtyard on a warm evening, a glass still in hand.

Read the full description

The updated kitchen and dining area is where romance meets practicality. Terracotta-tiled floors, stainless steel and Jarrah benchtops, a 900mm freestanding gas cooktop with under-mount oven, dishwasher, and walk-in pantry. Contemporary white cabinetry opens to a further living area with a Nectre solid wood heater and double glazing, the kind of room that fills with people on cold afternoons without anyone quite knowing how it happened. Sliding doors open to a vine-covered entertaining courtyard, a pergola draped in established vines and dappled with the kind of light that makes everything look like a painting. Updated laundry with a separate toilet.

Four generous bedrooms occupy the period home, two with built-in robes and open fireplaces with period surrounds. These rooms are serviced by an updated bathroom featuring an exposed stone wall, a shower screen extending from it, a walk-in shower, a vanity and a toilet. The fifth and main bedroom occupies the upper level of the French Provincial extension, a private retreat with a split system, ensuite, dual-access walk-in robe, and French doors opening onto a private balcony. Stand there in the morning with the countryside spread before you, and the decision will already be made. A dedicated home office sits on the other side of the staircase.

The original dairy, a granite outbuilding with a timber-lined shingle ceiling, has been converted to guest accommodation with a mezzanine level. Two additional studios offer flexible use. The large shed, built in 1900 as the fruit packing shed, and the shearing shed dating to 1950, speak to the working history of this land and remain in active use.

Outside, the estate unfolds generously. The in-ground tiled pool sits beneath a grapevine-clad pergola with Roman-style column detailing, part garden room, part folly, entirely lovely. The tennis court has its own vine-covered terrace. The parterre garden, fire pit area, and extensive lawns are framed by gleditsia, pencil pines, ornamental pears, poplars, and rambling roses whose scent stops you mid-stride. Fruit trees, raised vegetable gardens, a chicken pen, and remarkable birdlife complete a kitchen garden that will change how you think about dinner. The front verandah is flagstone, wisteria-clad, and faces the world with quiet confidence.

Sutton Grange district, are well-watered and well-grassed. Water security underpins everything here. A 13.7-megalitre water right from the Coliban channel is the foundation. A gravity-fed system supplies 14 garden taps without reliance on a pump or pressure. A 14-station computerised underground watering system manages the gardens with precision. The largest of several dams is spring-fed, a reliable year-round source independent of rainfall. For the serious horticulturalist, the working farmer, or the buyer who has watched other properties struggle through dry summers, this infrastructure is the difference. Sutton Grange's rich soils reward access to water. This property has it in full.

Infrastructure includes a 5kW solar system, Starlink internet, alarm security, electric wall heaters, double glazing, and extensive shedding, including a double carport, garden shed, and machinery shed.

Properties like this do not come along often. At the foot of Mount Alexander, on bitumen, with a boundary road that looks exactly as a Central Victorian country road should, ancient gums, open sky, and the quiet certainty that something extraordinary lies beyond the gate. It does.

20 minutes to Castlemaine. 30 minutes to Bendigo. 90 minutes to Melbourne.
