Given the $925,000 ask, is this worth your time?

Why this ask?

  • FactListed for sale, asking $925,000(Listing record · 15 Apr 2026)
  • FactLand 1,180 m²; no building size recorded.(Property record)
  • CalculationAsk is 1% above the Ludmilla median recorded sale ($915,000, n=10, last 12 months).(Districts calculation from recorded sales)
  • CalculationIf it leased at Ludmilla's advertised median rent ($300/wk), implied gross yield would be 1.69% — this is not a rent for this listing.(Districts scenario calculation)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

i

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not retrieved

Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Heritage

Not retrieved

Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

NT

Why this lot, not just this suburb

Why could this property outperform?

NT bulk cadastre is not an open commercial product. Lot optionality cannot be computed from official geometry. Listed land size is 1,180 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $300/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Gross yield if leased at the suburb aggregate is 1.7%. The yield that matters is the one on achieved rent, which has not been inferred for this address. Net yield (land tax, rates, insurance, vacancy) is not loaded. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

NT bulk cadastre is not an open commercial product. Lot optionality cannot be computed from official geometry. Listed land size is 1,180 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. This jurisdiction has no comparable official bond series in the free set.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

The first feature worth mentioning here is the size of the block. Clocking in at an impressive 1,180sqm, this property provides that wonderful sense of peace and privacy, filled with lush gardens you will love to lose yourself in.

Serene and endlessly scenic, the gardens feature multiple paths that meander over the property, leading you past fruiting citrus trees, beautiful blooms and verdant greenery. If you want space from the outside world, this is the place to go. Established food plants include bananas, mandarin, paw paw, pineapples, lemon & lime trees.

As a true tropical retreat, the pool is just as delightful, offering the perfect spot to cool off, while the kids splash and play. Adjoining this is a fantastic covered verandah, featuring screening and a ceiling fan to enhance easy entertaining.

Moving inside, everyday living is an absolute joy. Here you find a seamless single level layout, accented in effortless neutrals and tiled floors, where banks of louvres catch cooling through-breezes.

Generous open-plan living sits at the heart of things, flowing to the lovely, modern kitchen and to the alfresco. All three bedrooms are bright and airy, with a walk-in to the master and built-ins to the other two.

Like the kitchen, both the ensuite and main bathroom have been renovated, while features such as solar panels, split-system AC to living and master bedroom, a double carport and garden shed only add to the appeal.

It's a short walk to Ludmilla Primary School, and only a few minutes to Parap's great amenities and Fannie Bay's spectacular coastline. As for that commute to the city, that takes less than 10 minutes. A simply tranquil and very private property, located in one of most sought after leafy areas of Upper Ludmilla.

If you're looking for your own slice of paradise, call today to arrange your inspection.

A few words from the current owner:

When this was built, elevated homes were for Government workers and ground-level cottages were for Council workers. A survivor of cyclone Tracy, this cottage had extensive renovations 5 years ago, (although the roof and main bedroom were renovated 15 years earlier). It was taken back to the Cyprus pine skeleton (termite resistant), the asbestos was removed and re-clad with corrugated iron, completely re-wired including installation of solar, re-plumbed from the mains inlet to the waste connection, new walls, ceilings, bathrooms, louvre windows and kitchen, and a new double carport, garden shed and 6m x 3m swimming pool.

Layout: Coming off the large central living/dining area are three bedrooms, the large main bedroom with walk-in wardrobe and ensuite bathroom, two single bedrooms with large robes, adjacent main bathroom, a compact kitchen and outdoor patio leading to the pool. The laundry is contained within sliding doors off the patio. Neutral colours throughout lends itself to your unique individual styling to suit your lifestyle.

The 1180m2 block is also not standard Darwin. Sloping down from back to front, it is already terraced with established lawns, fruit trees and lush tropical gardens with meandering paths. The private block is large enough to lend itself to further terracing and the possible creation of a productive vegie garden or even a lotus pond and fountain.
