No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
For more information on this property, visit Queensland Globe.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
QLDPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.
Rental
No advertised rent is recorded. Suburb median rent $533/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownPlanning layers have not been retrieved for this property yet.
Nearby development pipeline
UnknownNearby development applications are not loaded. This lot’s own applications are a separate question.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Space. It's the number one thing buyers in the current market are telling me they are looking for in a home. What I often find, however as a real estate agent, is that when people move to acreage - they ring me three years later to sell because it's so hard to maintain and it's so far out of town. 36 Eden Park Drive is "just right" like Goldilocks' porridge. It's on a fully irrigated 2,302sqm block with double gate side access, a pool and a 10x7m shed… It's got three internal living areas and an awesome patio on the shaded side of the house. But! It's only about a five minute drive to all the shops and schools that the northern suburbs of town have to offer. The owner has even added an instagram-worthy backyard fire pit and socialising area.
Let's start with the home - and my favourite part of any home is the kitchen. Fussy chefs will be impressed with the five burner gas stove, waterfall stone bench and breakfast bar, unique feature tiles and space for the large plumbed fridge. Of course, you can't have a luxury property without a large walk-in pantry to hide the Nutribullet and coffee machine… but there's also plenty of room to store your cookware in the high-gloss cabinetry. This kitchen is seamlessly integrated into the flow of the property in a way that we've just never seen before and you'll have to visit to see what we mean.
If you're cooking up a storm in the kitchen, you'll love the stacking, sliding glass doors which bring the outside in when open, and the hideaway magnetic fly screens that keep your home pest free. The patio has been designed as a fourth internal living area and all-weather screens turn this useful space into an alfresco dining area. There are provisions out here for an outdoor kitchen… so if you prefer to cook while taking in the view of your flawless ½ acre of green, green grass… we've got you covered.
No acreage property is complete without a sparkling swimming pool and ours is perfectly positioned just steps away from the patio. Clever layered tropical gardens that are colourful and diverse but easy to maintain give this space a resort-like feel. Yes this pool is fully certified and ready to go the moment you and your kids or grandkids move in.
What else do large block buyers want? A huge, powered shed large enough to store their caravan or reef boat. Your new shed is 10x7m with 3m roller doors. Due to extra wide double gate side access, it's easy to back in the ginormous caravan here. Both the shed and the house are concreted around to prevent you from ever having to walk in the mud (and ruin your perfect lawn) during the wet season. We know that behind every perfect lawn there is an amazing bore water system to keep the irrigation running and the grass green all year round and if that's not enough there is also a massive 22,000 litre rainwater tank, so you can capture natures liquid gold to use on your gardens.
Insta-hubbys and insta-boyfies get ready because the fire pit is Pinterest perfect. You will love this quiet, secluded well built party area down the back of the block behind the shed. We absolutely love the block work and tidy gardens and climbing vines and in-built benches that the owners have installed here and we frankly can't believe they are moving away from this.
All 3 children's bedrooms are in their own wing of the house adjacent to the air conditioned children's lounge. The family bathroom down this end has a deep tub and you'll love the easy to keep clean giant step-in shower with textured grey feature tiles. All 3 kids bedrooms feature large built-in wardrobes and quality split system air conditioners.
The primary suite is positioned perfectly towards the quiet back-end of the house and you will love the walk-through wardrobe behind the king-sized bed space. The ensuite is a little bit spesh with stone bench, tiles to the ceiling for easy maintenance and a large double rain shower. This is a parents' paradise.
What else do all buyers want in a home in 2022? 8 big kW of solar power on the roof to keep those energy bills down. A secluded theatre room to watch Netflix in while the kids play Minecraft in their lounge. An awesome spacious laundry large enough for a big family and there's even a cheeky, sneaky back gate on this property so you can access the large 2,302 sqm block from all sides.
We almost forgot! Literally steps away from your front door is an awesome fully maintained park… So you can set the kids free to play in the equipment but they are still within hearing range. It's the perfect place for families.
Eden Park is a new suburb built by The Maidment Group and this is the "Beverly Hills" of the northern end of Townsville. You'll find beautiful walking paths and mature trees in this highly sought after and tightly held area that is just down the road from major schools and shopping centres which have recently been built in Townsville's north. The beaches of Bushland Beach are about 10 minutes' drive away and the CBD is about a 25 minute drive.
Be quick! With all the features everyone has been asking us for, plus a gorgeous fire pit and party area, this home is sure to be popular. We'll see you right here, this weekend!
