THE GOOD STUFF...

1. Every single window has a view. Bush, paddock, valley or the deck rail with a coffee on it. There is no bad room in this house, and no window you will ever want to cover.

2. The covered deck wraps a full side of the home, so entertaining is a twelve-month sport. Rain on the roof, wine in hand, the barbecue still going in July.

3. A wood-fired pizza oven that has fed a lot of people a lot of Friday nights. Light it at four, eat at six, argue about toppings until nine.

4. Huge open plan living, dining and kitchen with timber floors and a wood heater in the middle of it. This is the room the whole family ends up in, whether you planned it that way or not.

5. The kitchen is properly good. Chunky timber benchtops, induction cooking, a breakfast bar for the ones who never sit down, and a window over the sink that looks straight into the gum trees.

11. Echidnas, pademelons, bandicoots, fairy wrens, robins and pardalotes are the neighbours. They pay no rent and they have never once complained about the music.

THE BORING-BUT-IMPORTANT BITS...

1. 4 bedrooms, 2 bathrooms, 2 car carport plus separate WC and generous off-street parking.

8. Water is two 23,150 litre rainwater tanks, which is a serious amount of storage for a household this size.

9. Heating and cooling covered off: two heat pumps, a wood heater and a wired panel heater, plus gas hot water on two separate units.

10. Kingborough Council area, capital value $730,000 at the 2021 valuation levels, rates available on request.
