Districts View
View not ready — official layers are still retrieving for this property. Official planning layers still retrieving. Flood / bushfire / heritage not yet retrieved. No recorded sale price for this property. Districts does not score a property it cannot yet see.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
NTNT bulk cadastre is not an open commercial product. Lot optionality cannot be computed from official geometry. Listed land size is 4,108 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent and no suburb rent aggregate are loaded. No comparable official bond series. Listing figures only, labelled low confidence.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
0 of 10 questions answered so far
Development optionality of this lot
UnknownNT bulk cadastre is not an open commercial product. Lot optionality cannot be computed from official geometry. Listed land size is 4,108 m² — that is not official geometry.
Nearby development pipeline
UnknownNearby development applications are not loaded for this property.
Honest achievable rent
UnknownNo advertised rent and no suburb rent aggregate are loaded. No comparable official bond series. Listing figures only, labelled low confidence.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Imagine being able to live in paradise in a home that is a high-quality build, provides glimpses of the sea while being protected from salt spray and is located outside of the storm surge areas.
There is a studio at the rear of the home, originally built as a dance studio, which features a fully mirrored wall and soundproofing in the wall cavities. While standing in this large air-conditioned space you can contemplate the myriad of options for its use e.g. self-contained accommodation, yoga studio, arts & crafts space etc. Another space that provides many options is the visitor villa which can be used as an additional bedroom, a place for visiting relatives, arts & crafts or modified to suit short-term accommodation.
The main home and studio are of high-quality construction built in 2009 and are fully cyclone coded. It is semi-elevated on steel posts with concrete footings and is steel framed with Colorbond metal-clad construction incorporating timber highlights. All areas are air-conditioned by either cassette or split systems.
The main home consists of:
* 3 Bedrooms - the main bedroom with walk-in robe and ensuite with twin showers, twin sinks, a toilet and a small fridge to keep medications etc cool in the tropical weather. The second bedroom with a mirrored built-in wardrobe. The study could double as an additional bedroom if required.
* A separate main bathroom with a shower cubicle, toilet, sink and a large mirror with a vanity light.
* A Study that could also be used as a small bedroom if desired.
* Open plan kitchen/lounge/dining area
* Studio
* Double carport
* Timber-decked front verandah with a third convenience toilet
* Rear breezeway with external laundry.
The central living area and studio have cassette-style air-conditioning units while each of the bedrooms has split system air-conditioning.
Cypress Pine timber floorboards are throughout the home with ceramic tiles in the wet areas.
The kitchen has a stone bench top and includes 2.5 sinks and Miele appliances with a convection/microwave oven and a steam/convection oven, a built-in dishwasher, a coffee machine, and a warming drawer.
Solar hot water and solar power roof panels have also been installed with a Fronius inverter.
The home is well-positioned to take advantage of sea breezes and promotes outdoor living.
The breezeway separates the studio from the central living area.
Additional items on the property include:
* A 24 sqm semi-elevated Zincalume metal-clad, air-conditioned visitor villa with cypress pine timber floors and timber decked verandah. An elevated walkway connects the visitor villa to the main home.
* A 32 sqm Bali Hut, including an on-deck spa and lounging area. A draw bridge connects the Bali Hut to the main house.
* There are three fixed 20’ containers with a roof over at the rear of the block which provides additional parking for cars, quad bikes, boats, etc. Each container has been modified to include a lockable sliding door for ease of access. Each container has been stumped on concrete footings and welded to the metal supports. There are concrete pads between the containers. Power and water are available to the containers.
* Emergency power generation has been cabled from the container area to ensure minimal effort is required in the event backup power generation is required.
* The boundary has been fenced and there is a remote-controlled front gate and a separate manual gate.
* Two 25,000-litre rainwater tanks collect water from the rear of the house.
* The reticulated front garden includes a large pond that attracts bird life to the block.
