No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 2,863 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $678/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 2,863 m² — that is not official geometry.
Nearby development pipeline
UnknownNearby development applications are not loaded for this property.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material
Listed by O'Neil Real EstateThis stunning home on 2,863 square metres of land is truly spectacular. A wonderful place to be with the ultimate design for indoor and outdoor living perfectly blended together. There's something wonderful about this design, truly integrating indoor and outdoor living spaces. We're in one of the most sought-after locations in the district.
We've got a workshop, fantastic parking, a big concrete driveway and beautiful lawns outside. We've got brilliant internal living spaces and an exceptionally welcoming feel that puts this property far above anything else on the market. That's the summary. We have a very thorough video walkthrough available, and we also have a better option than that, which is to come and see this property for yourself. Nothing beats that. Well, except for living here. That beats everything.
LIVING HERE
The kitchen is beautifully designed and features awesome workspace, a big gas cooktop, 900mm oven, stone benchtops, and tremendous natural light. The breakfast bar design really integrates the kitchen with the rest of the living space, and you get the clear picture that this is where the day kicks off, continues and finishes.
The meals area and family room are a good size, and there's loads of room to work with, giving you multiple options for how you could configure it to best suit your life. The slow combustion wood fireplace is an awesome feature and adds even further to the homeliness of this part of the property.
The whole home features ducted reverse cycle air conditioning, so if chopping wood for that beautiful glowing fire to warm the home is too much effort, then just hit the button, and comfort is at your fingertips.
There's a theatre room at the front of the house, and that's a really good size. There's plenty of room for larger furniture styles and the big screen. You can close this off from the rest of the home and keep everything quiet and private.
The main bedroom is a lovely space and features a bay window, plus a walk-in wardrobe and ensuite bathroom. It's all very nicely designed, and there are roller shutters to keep it perfectly dark and climate-controlled. But when the day starts, roll them up, and you've got the plantation shutters making this beautiful space oh so pretty with that outlook across the lawn and gardens.
The secondary bedrooms are a good size too, with the third bedroom featuring a semi-ensuite access to the main bathroom. It's ideal for guests and perfectly set up for privacy if you have people staying long-term.
There's a separate study down here as well. And it's a nice, secluded part of the home, away from the noisy or noisier parts of the living space. It is also very well designed and everything just works perfectly for practical everyday living.
OUTSIDE
Now we've had a good look through inside, we get to go back outside, and that's awesome, because it is honestly amazing out here.
Around the house area, we have the alfresco plus the lawn area that is somewhat enclosed. You've got a thumping big 2,863 square metre block but the lawn area alongside the alfresco and patio is fenced, so you have an area around the house that is protected and safe for little kids or pets.
This area is just so beautiful, and the lush green lawns alongside all that entertaining area really are so stunning. The level of detail and thought that has gone into creating this space is evident, with that awesome pool overlooked by the kitchen and alfresco. It's a wonderful feature.
The outdoor kitchen is amazing with the high-end pizza oven a real highlight of this space. You need features like that in a home that is sure to be the house where everyone wants to be. Whether it's your family and friends hinting that the next event should be at your place, or the freedom to have people around at short notice, it's all set up for a lifestyle that is second to none.
Beyond the entertaining area, there is "all the rest of it" and there is a lot of the rest of it! The concrete driveway runs pretty much the full length of the property and there is big wide access to the garage at the house, the workshop in the back, and the boat shed at the end of the driveway.
There's real space for real projects at a place like this with the big workshop featuring wide sliding doors and offering proper room to get things done. At the end of the driveway is an enclosed carport that has been home to the boat, lifted four-wheel drives, project cars and more. It's an exceptional package.
One really impressive element of this property is that there are separate spaces for different purposes, but it allcomes together seamlessly.
Behind the shed is the orchard and veggie garden area. It's all bore reticulated, so you've got plenty of options for how much you can grow in a space like this. There's good soil and ample water, so you really have options as to how to best utilise this area.
It's a corner block, so there is also access here from Cardup Siding Road. If you're bringing bigger gear onto the property, you can come in through this side. You can see it on the aerial photo just how flexible the options are.
WHERE IT IS
Set in the far end of Byford on the boundary with Cardup. There is no doubt that this is one of the most appealing areas to live anywhere within the region. We are close to shopping centres great schools, and there is a beautiful walk trail alongside Cardup Brook just around the corner. With the Tonkin Highway extension underway the road will soon be closed off to through traffic from that end of the street.
