So, this might sound a bit dismissive so forgive me for that. It's not that we don't want to talk with you but this will answer all the questions you're likely to have. We're not presenting offers until after the home open and I can't tell you how much it's going to go for or what figure will take it off the market before the home open. Alright, so this is a bit of a disaster. Not a structural disaster, just a cosmetic disaster. And an aromatic one too. But whilst those two things are, shall we say, "problematic" what is not a problem is how much potential this place has. Throw in the time and the effort to bring it back to what it was, and we've got ourselves a lovely home in a great position. We've got a structral report and timber pest inspection report and it's structurally sound and free of termites so we're off to a good start.
Now the seller is pretty content to sell this to whoever is making the best offer. Homebuyer, investor, flipper, whoever. But I have to say, if I was a first home buyer who wants to get ahead in life, I would be all over this like a rash. If you don't know what I mean by "all over it like a rash", come and sit on the carpet for five minutes and you'll know what I mean.
You can see from the floor plan, video and from the photos that we're still working with something that is, well, workable. It's genuinely well designed, and there is so much you can still do to enhance it further. I've got some ideas in the video walkthrough that are well worth taking on board if you're looking to take this place to the next level. If you're just looking for somewhere to live, then let's look at it as a project that will involve a new kitchen, nothing too fancy, just new cabinetry and a new benchtop And a new stove. And a new oven. Quite a lot of sugar soap. Some paint. Some more paint.
The bathroom has been partly renovated and whilst you'll need to replace the vanity unit you could get away with working with this for a while yet. Of course it needs a very thorough clean but if you're trying to keep to a budget then this will be doable.
The bedrooms are all of a good size and the main bedroom, as you'll see from the floor plan, has semi-ensuite access to the main bathroom so it all works quite well from that perspective. There is a real practicality to the design and whilst we're having a laugh about how it's presented it's actually a really functional design that will justify the effort put in to making it what it is supposed to be.The other two bedrooms both feature built-in wardrobes, and there's ample space for these to suit larger furniture styles. The video drags on for a while but I talk in that about the potential to turn this into a 3x2 or a 4x2. There's plenty of turn it into this or turn it into that kind of scope with this place that's for sure.
You'll want to repaint throughout the whole house, and you'll also need new floor coverings. When I talk about repainting, it's more than just a nick of paint here and there, it's a full blown scrape of whatever that residue is on the walls. It's kind of sticky, and it's kind of stinky, but it's probably just from some bugs that made their way in to the house and stuck around. They appear to have left now, so I don't think they'll be offended if you callously remove their artwork.
It's a 711 m² block and there is side access from the adjacent cul-de-sac. It's an extraordinary opportunity to turn it into something great because you have established trees already and you can work with that in order to create something beautiful of it. Not long ago it was very overgrown but we've had a tree lopper go through and clear enormous amounts of overgrowth and you can now see what you're working with. What you're working with is still going to need some work but there's a clear picture of what you need to do.
CAN I SUBDIVIDE WITH THAT ZONING
Potentially! The zoning is R15/25 however, I don't think you'd be able to create a second block and retain the house. WHERE IT IS
This is a prime location for easy suburban living. A cul-de-sac that comes off of a cul-de-sac. It's close to so much. Including schools, parks, public transport, and more. Check it out on the map. Zoom out just a little. And you'll see how close it is to Champion Lakes. With all the great recreation facilities that are on offer there. It's a great place to live. And you can turn the house into something great as well.
WHY SO CHEAP?
It's priced like it is because it is what it is. We're selling it on an as-is, where-is basis. So nothing will be fixed. Nothing is guaranteed to be working. We are presenting all offers from the asking price upwards as an expressions of interest to the seller and we will write up the leading offers as we go. If you submit an offer, we will discuss it with the seller but we do expect it will sell for more the $489,000, hence the FROM price. It's worth what it's worth to you and if you've got the vision and the skill to turn it into something great, then work from there.
