No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 1,920 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $681/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

Listing material
Listed by Professionals Stirling ClarkMake no mistake, take an extra EIGHT minutes' drive to this home from Chidlow and you will save tens upon tens of thousands of dollars - nowhere else near Mundaring could you find this magic, family sized, 3-bedroom, 2-bathroom residence on a half-acre in town in the beautiful hill's suburb of Wooroloo for this price.
What is so striking when you first get out of your car to enter the property are the gardens - they are just so beautiful with water features and immaculate grassed areas, lots of driveway space for parking anything you can imagine and a sealed drive all the way up to the workshop at the rear. It all kind of "wends" like a journey of exploration and it is all reticulated too! As a bird lover, you will surely love the plethora of birds such as blue wrens, that come and visit you during your "wander". When you finally drag yourself away from that and head inside, there is more to love!
We were surprised because of the space on offer. It has two simply outstanding living areas with high raked ceilings, a large dining and kitchen area for the family and 3 fantastic bedrooms with storage. There are 2 good bathrooms here, both updated, a king-sized laundry with study room or cellar / food store, and while relatively original - it is all pristine in its presentation.
There are split systems for cooling and heating and a wonderful slow combustion wood heater for the upcoming cold winter months - a time when the hills truly comes into its own, truth be told.
You can visit and see the features for yourself, but the thing is - it feels like home and no picture can capture that. The good people that live here now have loved it to bits and you can just feel that.
Popping outside again, what a surprise to find a bespoke, heated concrete below ground pool in its own entertaining area with a discrete below ground pool cover system and a water wall! It even has its own entertaining area. Amazing summer days are in your future! And then you glance back and see the solar panels on the roof and realise this home really does has everything.
Around the corner, we explored the large workshop and were delighted to find a mechanics pit in the floor, so this is a car lover's dream too! There is a chook pen, more gardens to explore and so much character - it just oozes charm.
Built in 1980 up high over the township, it has had plenty of infrastructure upgrades over the years, new leach drains, new kitchen, the pool of course and more. It is pet and kid friendly and a viewing here will not disappoint.
Just 8 minutes to Chidlow and 15 to Mounties, you are close to everything you need and the town still has a primary school and magic little shop / post office / bottlo. There is a park in town too. When you need to stock up properly, you can drive into Mundaring or head further up the hill and out to Wundowie, Bakers Hill and Northam.
Homes in Wooroloo town are very closely held but this will be sold and is very special, so please call or text to setup a time to view this home and we look forward to hosting you!

Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.
