No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
TASPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $618/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms. No recorded off-street parking — often a discount versus the suburb median for the same beds.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

Downsizing. Sale of a well loved family home in prime location in much sought after Bellerive Marina area.
Heritage listed - Circa 1840, and recently renovated, this charming home offers loads of room. 3 or 4 separate living areas; 4 or 5 bedrooms; 3 bathrooms, 2 with toilets and 1 separate toilet; full length veranda at front and large gazebo in back courtyard. Freshly painted inside and out with quality fixtures and furnishings.
The original front consisting of 2 rooms and entrance is built of local sandstone and built by convicts as one of the first licensed wine and liquor merchant store on the Eastern side of the River Derwent.
An inviting and spacious veranda leads to the main entrance with lovely lead light and cedar front door. Leading off to the right hand side is the delightful Formal lounge with open fireplace often enjoyed by current family during winter months. Celery mantle and sides with original corbels and cast iron surround, period tiles and enclosed hearth. Elegant full length velvet curtains hang at the 2 deep set Georgian windows.
The door on the left in the entrance opens to the stunning and spacious master bedroom with its heritage furnishings and deep set windows. Steps at the side lead to the walk through robe and full ensuite with large 2 person spa bath.
The frosted French door at the end of the entrance leads to the family dining, lounge with stained window skylight and large country style open kitchen in Macrocarpa pine. There are polished floorboards in the family room and tiles through the dining and kitchen area. 800mm gas top free standing iilve stainless steel stove; Asko Stainless steel dishwasher and Fisher & Paykel 790mm 2 door fridge.
Bevelled glass French door leads from the kitchen to the hallway boasting a lead light feature in the ceiling. Beautifully fully renovated bathroom and separate toilet compliment the heritage era. The hallway continues up a step to 3 more rooms that include a very spacious also newly renovated laundry with linen cupboards; delightfully sunny lounge with its own deck and its own entrance (or 5th bedroom) great for guests. Also another bedroom which is currently a sewing room with bedsit.
A doorway at the end of the laundry opens to an area that could be used as a teenager retreat of granny bedsit. It offers 2 more bedrooms, 1 with a full wall of built-ins, another fully equipped laundry and bathroom with shower, vanity and toilet. And last but by no means least is the large family room or rumpus, with Off Peak heating under the terracota tiles and a lovely aspect out onto the gazebo and back courtyard through double French doors.
Sunny North East Aspect.
Verandas are not included in the home m2 measurements
Much admired gardens with automatic watering system. Featuring mature Rhododendrons, Camellias and Azaleas, plus roses, magnolias, and 2 stunning Peppercorn trees, one at the front and the other at the back.
Many BBQ's have been enjoyed in the backyard around the gazebo. It is a lovely area. 2 raised garden beds and freshly planted herbs and salad plants. In the front side garden there is a very nice lemon tree that is usually loaded. The backyard is fully fences with double gates to the top area large enough for extra parking.
Off street parking for up to 5 cars.
Good size workshop and lock up garden shed
Located just over the road from the historic Bellerive Quay and Marina with a vast array of restaurants, coffee shops, bakery, news agency, pub/bottleshop/bistro, doctors, chemist, dentist, hairdressers, massage and beauty therapists and much more.
At the other end of the street is the famous Blundstone Arena, home of the Hurricanes cricket team and site of some great footy matches. Well set out children's play area, BBQ area, and of course stunning Bellerive Beach.
Many lovely walks in the area around the bluff and a visit to the old canon site that was created around 1900 offers stunning views over to Hobart CBD and a great place to watch the Sydney to Hobart yachts come in and fireworks on regatta day and New Year.
A lovely walk thru the Quay and Marina and past the Kangaroo Bay park area and cricket oval to Eastlands Shopping Centre, Village Cinema, Library and much more.
It is about a 7 minute drive into Hobart CBD over the bridge and about 15k to the Hobart Airport.
There is a ferry service running week days for those commuting into city for work and at present it is free. You just need a Metro Card. It is also at present available on Saturdays and possibly will be daily soon.

Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.
