There are several more rooms downstairs - a larger than average double garage with electric door and internal access. The well equipped laundry has cupboards on both sides and a laundry chute from both bathrooms above. The laundry leads to a lockable office. There is another bedroom (which could be a small gym), a 3rd shower and toilet, a kitchenette with a sink and a sizeable 3rd living/rumpus room. Most people would use this room as a home theatre (3 of the rooms are heavily sound insulated). It could be used for an aged parent's lounge room (the entire basement will work as a granny flat - and there's only 1 step up from the garage). But if you are a musician, the area forms a multi room home recording studio (the musicians can see one another from 3 different rooms and there is silent air exchange infrastructure as well).
The home is equipped with a solar array that is only a few months old. It has a special inverter to which you can add batteries (deep cycle or Lithium) and effectively blackout proof the home. Most systems cannot do this. The home was designed to be highly energy efficient and has its own water supply as well.
The back yard is large - about 75 metres long and is partly landscaped. There is a small dam and 10 fruit trees at the rear of the property. Half way down the yard is the shed which matches the house and is partially lined and insulated although its not quite finished yet. It is suitable as a man or lady cave, art studio or workshop. It has a 3rd car space, a mezzanine, divided into a 3 rooms which includes a 4th bathroom so you can bath your dog Rover.
Clarence Town is a great place to live. The neighbourhood is pleasant with access to a primary school, shops and the river being only a short walk or drive away. Across the road, you will also find access to Columbey National Park with walking and riding trails.
