No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 20,100 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $681/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 20,100 m² — that is not official geometry.
Nearby development pipeline
UnknownNearby development applications are not loaded for this property.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material
Listed by Professionals Stirling ClarkHonestly, how lucky am I? Every day I can get in my car and go and see houses like this. And "this" in particular, is worth experiencing. It is 5 glorious acres, it is parkland cleared, it is a simply beautiful modern home with raked ceilings just swathed in light. It is a striking below-ground heated swimming pool with views, and it is a large, extra-height powered workshop for all your workshopy things. And on this one, rarely, it is even basic horse facilities to satisfy all your equestrian desires.
And all that, right near the magnificent Lake Leschenaultia with its cafe, walking trails and first-class mountain bike trails. This has a superb outlook as it is right next to a huge farm which allows you to feel like you are literally in a scene from an Aussie version of "Escape to the Country" but you are not even in the country. Right here is the peace and tranquillity you crave, and the house you dreamed of - that open plan design with all the mod cons and yet, a touch of, well, country.
I have sold several blocks in this magical location, and they have always been popular because the land and outlook is just so good. Through the entrance statement and past the Estate private lake, this property was the pick of the bunch I reckon - adjoining the farm, rising off the road gently and just the prefect blend of trees and pasture.
Thankfully, back in 2012 the owners had a dream and matched the quality of the house to the quality of the land so now that it's all developed, it's magic. And because of that, they provided you with a whopping 250sqm of living space inside, which given how little time I bet you spend inside, is an awful lot.
The house is open plan, and the pitched ceiling will absolutely stand out because it feels so grand. This is genuinely family sized - but if you don't have a family that's OK, you are about to make a lot of new friends. There are 4 really large bedrooms and a study or 5th bedroom, so you don't have to move more than 20ft to hit the office in your PJs. There is tons and tons of storage, there is a separate theatre, and then there is THAT dream kitchen. If you are going to make a room the centre piece of your home, you do it like this - it's got everything you need for the odd day you need to cook - i.e. when you are not off sneaking a plate at the Michelin Star restaurant just down the road. And the bathrooms - my favourite part of the house as they are lux! Full height, double shower heads, hotel style bathrooms make ALL the difference to the feel of a home and this one - nailed it!
So, as it turns out, and I have a sneaking suspicion it was planned, but the setup is fantastic for guests. And to the ones that say - "but you're moving so far away - it's a whole 45 minutes from town". When they find out they can go straight from their room into the pool, grab a coffee as they whiz by the kitchen on the way to feed the horse a carrot, I reckon they are going to develop car issues and won't be able to take the "long drive" home for DAYS. At least.
Two gates and two driveways at the front lead up to the house which sits up high and proud. You pass the chook hotel on the way up and the workshop is behind that again. It is all so well laid out and the views are exquisite - and I don't mean - hey look at that ugly skyscraper either. I am talking the rolling vistas, kangaroos, and red sunsets type of deal.
Speaking of which, your heated pool with said sunset outlook is good at all hours, because it's warm. As you age, like me, water gets colder. But no worries. There are solar panels, as well as a beautiful wood heater and a couple of large splits for cooling inside ensure you have all the creature comforts and mod cons. Oh, and there is an outdoor entertaining area with pull down shade screens too - which is critical as it means you can stay outside a lot longer, and you will. And finally, there is a double garage under the main roof too - around the back with an entry straight into the house. For when it's raining.
Horse wise, and don't get me wrong this is by no means a full equestrian setup, but it's got a lovely day stable in the paddock, lots of feed and a water trough, and is just the ticket for a horse and pony to get you to "Lake Lesh" on the trails. Indeed, the back 3 or so gated acres are arguably more stunning than the front, so imagine the delight you feel when you realise all that stuff behind the gate and fence is ALL yours. This is a darn good place to go for a walk or a ride. The horses in this family reckon it was just fabulous living here and they even left you some good compost to prove it.
So now what's next. Well, come and see it, and spoil yourself. Just buy this fantastic home, and you will be minutes from the Chidlow township and our swanky degustation Michelin star restaurant thank you very much, not to mention some of our very fine schools and shopping and so many markets you will be exhausted. 15 minutes from central Mundaring too so there is nothing else to say except perhaps it's your time to escape the rat race - this is your "one".
To see it, simply call to view - we'd love to show you around and we love private viewings so you can enjoy it at your leisure (plus I get to spend some more time there).
Don't wait though - as you might know, properties like this are selling "pretty well" at the moment.
